Directly facing the Castle Park, which is beautiful throughout the year, and a wonderfully quiet area. A couple of minutes walk from the town centre.
My current, long-term lodgers and I, are confident, positive, happy and friendly. We like to enjoy all life has to offer, whilst remaining dedicated to our professional careers. This is a comfortable and welcoming home that we are looking to share with a similarly minded professional, who is a considerate and conscientious person.

THE ROOMS
You will have a double room, with plush deep pile carpet, black out blind and new curtains. An iron bedstead, complete with comfortable and clean mattress, the room is already furnished, but can be equipped/furnished to meet your needs. The room is very clean and well presented.

FACILITIES
* The bathroom has quality fixtures and fittings, that includes a shower/bath
* A large lounge with uninterrupted, direct view of the park, equipped with TV, DVD, stereo, corner suite and additional sofa
* Attractive kitchen with American style fridge/freezer washer/dryer, dishwasher, microwave, TV and habitat breakfast bar in the dining area (which leads onto the garden via french doors)
* separate dining room with Heals dining table
* gorgeously appointed downstairs WC
* great, sunny and well maintained town garden with decking, outdoor dining, BBQ, lawn & flower beds, and rotary clothes line.

The house is big enough to ensure plenty of space, and current housemates have commitments, activities and interests, so you will not feel at all crowded.

WHAT IS INCLUDED
All bills for responsible use of services (water/electric/gas/council tax/TV licence/wifi) included (NOT including a land line). The common areas are cleaned regularly, therefore you will only be responsible for tidying and cleaning up after yourself(eg when cooking, after using items) and your own room, which you can choose to have cleaned weekly/fortnightly (additional), should you require this service.
Cleaning products, toilet paper, kitchen roll, film, foil etc are all provided. This is a well resourced house and we all enjoy living here.
We follow the mutual agreement that we leave things as we find them, which means the house is always a clean, tidy and pleasurable space to be in.

PARKING
There is one parking space available to rent (negotiable). This is in a secure, gated area behind the property, which is entered using a key pad code or remote electronic pad.
Additionally there are multiple spaces to the front of the property and a residents parking scheme, where yearly permits can be purchased directly from the Council for roughly £80. These are very simple to apply for and I can provide further information and guidance if required.

TRAVEL INFORMATION
The Town Centre Station and Colchester main station are within walking distance. Minutes to multiple bus routes and easy access to the A12.
