Furnished double room, Hadleigh, all bills incl

This is a large double room in a friendly, peaceful shared house. I am seeking a clean, tidy and respectful person to keep the nature of the household and fit-in with other long-standing tenants.

- all bills included (except electricity for tumble dryer)
- 2 shared bathrooms with shower in each and bath in one
- shared kitchen with washing machine, tumble dryer, microwave, cooker, vacuum cleaner, fridge, freezer and cupboard space with some limited utensils, crockery
- shared lounge diner (conservatory) with table and chairs, Freeview TV (covered by a licence in communal area) and Now TV box
- large garden and patio area with chairs/table
- on-street parking ouside (no meters/charges)
- unlimited wi-fi broadband shared between all tenants (fibre @70Mbps)
- TV point in the room (RF socket for freeview) and cable socket for satellite services*
- The room has a bed with nearly new mattress, drawers, desk, chair and lots of wardrobe space.

* the law says you would need your own TV licence if you used a TV in your room and the rate does not include any paid TV services

Strong preference will be given to native English speakers (or fluency in English).

Working tenants only please although full-time students would be considered. No couples (partners staying over regularly is not permitted). No DSS please (those claiming benefits in lieu of employment or housing). I do not liaise with proxies for my tenancies; I must be approached by the tenant directly.

Employment status and credit check may be required (fee: £30).

I will undertake 'right to rent' checks to ensure that all tenants have legal right to remain indefinitely in the UK (usually that means I need to see a passport).

Your deposit would be held in the DPS custodial scheme for our mutual protection (no fee).

£100 deposit up-front to secure the room. Balance of the rental deposit and a month’s rent in advance due by move-in day. 6-month assured shorthold tenancy. Rent to be paid monthly by standing order from the tenant's bank account (no cash).
