Double Room close to Laindon C2C Rail Station

Double room in three bedroom end terrace available - sharing with male live-in landlord and one other male lodger. Please note although this is a double room it is only intended for one person - day visitors welcome but NO OVERNIGHT STAYS. This includes weekend Dads wanting children to stay. The room is furnished with built-in furniture - bedside cabinet, chest of drawers, wardrobes (x2) and shaker-style pine double bed with quality mattress (hand tufted).

House is double-glazed, gas central heating. Kitchen has all mod cons - fridge/freezer, washing machine, tumble dryer, electric oven, gas hob, microwave. House has a rear garden. There is a first floor bathroom with walk-in shower, toilet, handbasin. There is also a ground floor toilet and hand basin.

There are no petty rules so the living arrangement is fairly relaxed. However, as this room is for a single person I do not allow overnight guests (you are of course allowed visitors to the house and your bedroom during the daytime). I would only ask that you are a clean and tidy person, doing your share of the housework (at the very least cleaning up after yourself). If you like to cook a lot of smelly food (ie curry, spicy meals, garlic bread with every meal etc) then this is NOT the house for you!

All the bills are included in the rent (ie gas, electric, TV license, council tax, water and sewage charges, broadband etc). There is fibre-optic wi-fi broadband available and FreeSat Satellite TV is available in your bedroom.

The property is about an 8 minute walk to Laindon C2C Rail Station. Journey times to Upminster (London Zone 6) are 12 minutes, Barking (London Zone 4) 20 minutes and central London (Fenchurch Street Station London Zone 1) 35 minutes. The station is also 20 minutes to Southend. There are 4 trains an hour (peak) and 2 trains an hour (off-peak). Many morning peak trains begin at Laindon station so you are always guaranteed a seat.

I would prefer to rent the room for at least six months but preference will be given to those who can stay 12 months (or more). Rent is 375 per month plus 375 deposit (ie 750 paid upfront - no exceptions). You MUST be in paid employment.
