This flat has a very large double room and two small rooms. This advert is for the double bedroom. (I use the two small rooms for my bedroom and work space.)

It has a large living room with a dining table and a large kitchen with electric cooker, tall fridge/freezer and washing machine. I also have a tumble dryer. The flat is well decorated and great value for the price. Has gas central heating and double glazing. More photos available upon request.

This flat is on the 99 bus line, so easy commute to St Andrews or Dundee. I would prefer not to have a student, as I pay council tax.

No HMO. Council tax band B, so £60/month/person. Not sure what the energy rating is, but monthly costs of heating and electricity average out £40 each (£80 total). Unlimited broadband is £18 each (£36 total)
