Double room available

I can offer a double bedroom, with use of the master bathroom (toilet/bath/shower), and an extremely large open plan living room which opens onto a 35ft roof terrace complete with patio table and chairs, and fairy lights.

There is a double bed in the room but it is otherwise unfurnished.

The rent is less than half of the monthly total as my room opens onto the terrace, and I have the ensuite, so it seems only fair.

Bills are not included I am afraid however for completeness, on a monthly basis, Council Tax is c.£70pp, water is c. 20 pp and electricity c.£20 pp.

The cost of the room also includes £20 to reflect approximately half of the cost of the TV licence per month plus half of the cost of the WiFi, with a little extra towards sundries such as kitchen rolls, bin bags, etc. I am more than happy to go and actually buy these items but the cost can soon add up if I have to keep buying them myself (as I have ended up having to do in the past).

The room does not come with parking however spaces can be rented in the building for £50 to £100 per month.

Oxford Road train station is 2 minutes walk away and it takes 5 minutes to get onto the M62 so its a great location for commuters.

I have lived in this building since 2008, and this flat since 2011, and cannot recommend the building highly enough. It is secure, well maintained and has a 24/7 concierge. My letting agent is also based in the building which is superb in the event of a broken washing machine, etc.

I am a legal professional and occasionally work from home (more so if the weather is nice). My working hours and commitments mean I appreciate a clean and tidy living space. I am not really a party animal, I am afraid, and during the evenings I just like to wind down watching TV, the usual.
