Lovely mid-terrace house with 2 storey rear extension that is suitable for 3/4 students to share. It would be perfect for a group of friends or 'buddy ups' from this site. Post graduate students or slightly more mature students are preferred, as are any students who will be considerate, clean and tidy house mates and will respect the house.

The house is located on a quiet street with on-street parking in the Hirael area of Bangor. Hirael is a popular area with students as it is both close to the city centre with all its amenities whilst within easy walking distance of the University. It is also located just 5 minutes walk from the sea (pier and harbour).

The house is deceptively spacious inside with well sized rooms. It is in very good decorative order and has plenty of natural light. It has gas central heating and is partly double glazed.

All the bedrooms are doubles and are priced according to size with the exception of the largest of the 3 bedrooms (Bedroom 1) which is priced according to occupancy (i. e. a couple or single occupancy). Should 2 friends wish to share Bedroom 1, the double bed could be replaced with 2 single beds. The all inclusive weekly rent for Bedroom 1 with 2 persons is £150 rather than £100 for single occupancy. The bedrooms are all currently furnished with a double sized bed with good quality mattress, wardrobe, chest of drawers, bedside table and desk with chair. There is also an additional chest of drawers on the upstairs landing.

There is a spacious, well equipped, communal kitchen, lounge/dining room and an upstairs bathroom with a bath and power shower. The fully fitted kitchen has tasteful units with ample storage and worktops. It is equipped with a washing/drying machine, built-in Bosch electric oven, gas hob, and extractor hood, and a large Bosch fridge freezer. The lounge/dining room is furnished with a sofa, an Ikea comfy chair, a table with 4 chairs, bookcase and coffee table with television/DVD player. There is a large walk-in cupboard off the lounge/dining room ideal for the storage of larger items.

The house also has a rear garden with a patio which catches the sun into the evening and a garden shed suitable for the storage of bikes and a clothes drier.

The rent is payable monthly in advance. A month's rent (in advance) is required as a retainer for rental of the property. On signing the tenancy agreement (a copy of which may be made available in advance of signing) the months rent paid as a retainer will become the first months rent.

The weekly rents quoted are for single occupancy of each double room and are inclusive of all bills (except council tax). However, full time students are exempt from the payment of Council Tax and may apply to the Local Authority (Gwynedd Council) for a full exemption of any council tax due on submission of proof of attending a full time course at the University or other educational establishment.

The weekly rent includes gas, electricity, water/sewage rates and provision of an unlimited, superfast broadband service (with the fastest speeds currently available in Bangor).

The house is let under a typical student tenancy agreement, i. e. an Assured Shorthold Tenancy Agreement (comparable to other rented property agents in Bangor). It is for a fixed term of one year from 1st July 2016 until the 30th June 2017, with half rent payable over the summer months of July and August (when the tenant's are not resident in the house) and full rent for the remaining 10 months. Should tenants wish to reside in the house during the months of July and August, full rent will be payable for these 2 months. Rent guarantors and references will be required for all tenants although there will be no additional changes payable by the tenants as is the case when renting through an agent.

A deposit is payable (equivalent to a months rent from each of the tenants)which will be lodged in a government approved scheme, currently The Deposit Protection Scheme. This is payable prior to signing (or at the time of signing) the tenancy agreement.

The house has an HMO (House of Multiple Occupancy) licence for 4 persons issued by the Local Authority and is fully compliant with all the statutory (legal) and other safety regulations e. g. fire regulations. I am also an accredited landlord with the Welsh Landlords Association, having recently attended an approved training course. As such, I am deemed to be a 'Fit and Proper' landlord.

I can also provide you with a floor plan showing the house layout together with more photos of the house and the dimensions of each of the rooms on request. Please note that the house is fully furnished (with the furnishings described above) despite the photos! The photos were taken c. 20 months ago shortly after the house was purchased and prior to the provision of any furnishings etc. including new blinds and/or curtains in each room.
