The property is a newly built town house (7 years old), with 3 bedrooms and 3 bathrooms, large living room with 3-piece leather seating set and solid oak furniture. The kitchen is well equipped (dishwasher available) and has a dining room. Fridge shared with 1 person, the other lodger has a separate fridge. Soft water in all taps except a tap for a drinking filtered water (water softener installed). The house hasn't been bought as a buy-to-let property, and is finished to a very high standard.

There is a utility room on the ground floor with washing machine and ironing board/iron.

The house is located in a conservation area, in the vicinity of Edwardian style buildings. This is a very quiet area. There are some restrictive covenants imposed, e. g. no loud music may be played at any time.

I am looking for someone fitting to a very quiet lifestyle of two gentlemen living here: no listening to the music (unless on headphones), no TV watching (unless no one else is at home), reading books, newspapers, using a laptop or socializing in the living room only. Leaving the kitchen in clean condition, nothing left on the table or worktops, dishes left in the dishwasher, worktops wiped.

Possibility to use sun bed in the garden.
