I have a room to rent in the Park Gate/Locks Heath area within a very short walking distance of ONS Titchfield. The roomis clean, dry, quiet, and is in a nice area. So I'm looking for a tenant. Here's the details.

* Room has desk, television, chair, wireless broadband, one of those clothes hanging rails you get from Argos that actually look quite cool, bed, carpet, heating, double glazing, lighting
* Room is not en-suite, but is physically next to the bathroom. The bathroom contains a shower (not a drip-drip one, but instant hot water), basin, toilet and bath.
* Access to shared kitchen and facilities therein
* Rent is inclusive of bills.
* Area is quiet, leafy, nice, vandal-free
* Visitor parking spaces available
* Landlord and other tenant are the other occupants and are both professionals.
* I'm a former IT contractor myself, so I'm familiar with the needs of the travelling professional: you won't be tricked or cheated and I expect the same in return.

Current rent is £275pcm on a Monday-Friday basis. The room is too small for two people, and guests are not allowed for the same reason. Non-smokers only. No problems with different sexualities or religions, but be advised the room is not ground floor and therefore is not easily suitable for the mobility-impaired. Short-term is not really OK: I'd be looking for at least 6 months.

If your intent is a shared accomodation with multiple people in their twenties with a large social aspect, then this will not suit you. However, if you're looking for a clean hassle-free place to hang your hat where you won't be bothered whilst you work...well, this'll suit you down to the ground.

1) RENT
=======
Looking at other flats, etc, the rent is currently:

* Monday-Friday, 1 person: £275pcm

All payable monthly in advance. Looking at the other ads I think this is a good charge for Fareham, although I'd appreciate your input.

The rent is inclusive of everything - no extra charges for council tax, electricity, WiFi, whatever. The landline is never used as a phone and is not offered (who uses landlines these days?). The flat has Virgin wireless broadband.

1A) PARKING
===========
The room has one dedicated parking space which is reserved to the other tenant. In the periods where there is no other tenant, it will be made available to you for an extra £25pcm. Otherwise you can use the vistor's parking, which is 10-20 yards away and free.

2) NOTICE OF VIEWING
====================
I would prefer 24hours notice: I like to tidy and hoover beforehand. Longer would be better in case I am away. I prefer viewings between Friday evening and Monday morning.

3) SIZE OF FLAT AND ROOM
========================
The room genuinely does have advantages: it's clean, tidy, safe and quiet. But the flat itself is quite small. With that in mind, I request that you note and inwardly digest the size of the flat and room before viewing: I don't want you to turn up and go "Oh. It's quite small" and say "no" immediately.

The room itself is 10ft6 by 8ft6 and has a full-sized single bed.

4) SHORT TERM LET?

No. Six months minimum.

5) SPEED OF OCCUPANCY
=====================
Please note that I have to show you around the flat, get your deposit and check your reference before you occupy the room. That process takes 1-2 weeks. If you need the room at shorter notice than that then I cannot help you.

6) REFERENCE
============
Yes, you need to give me a reference. I live there for heck's sake, so I need to make sure you won't kill me in my bed.

7) WEEKENDS
===========
The room is for Monday-Friday only. You don't stay there weekends except in emergencies (i. e, this isn't your primary place of residence). For this reason you have to be registered for council tax elsewhere (presumably at your home residence) and you need to show me a council tax bill to confirm that. However you don't have to remove your stuff from the room over the weekend, and nobody will go into your room other than for maintenance purposes (empty the bins, dust, wipe down the shelves, attic access, etc)

8) TRANSPORT
============
Train
The flat is 1. 5 miles (30 mins walk) from Swanwick train station. There are direct trains from there to Bournemouth, Southampton, Portsmouth, Chichester, Worthing, Brighton, Horsham and all points in between. Changing at Fareham or Southampton stations will enable you to reach Salisbury, Eastleigh, Basingstoke, Farnborough, Guildford, London Waterloo and so on.

Bus
First Hampshire services stop near the flat, enabling direct travel to Southampton, Bursledon, Warsash, Fareham, Stubbington, Lee-on-the-Solent, Gosport, Portchester, Portsmouth.

Car
The flat is 1. 5 miles from Junction 9 of the M27, allowing rapid travel to Southampton International Airport, Hedge End, Whiteley or Portsmouth. and Junction 14 of the M3. That connection to the M3 in turn allows travel to Eastleigh, Winchester, Basingstoke and the M25.

9) SHOPPING
===========
The flat is approx 300 yards away from the local eight-til-late. More thorough shopping can be obtained from the newly opened Superstore Tesco in Fareham or the Waitrose in Locks Heath shopping centre.
