Moving in cost is £1400
The deposit (£400) plus the first month's rent (£500) plus the last month's rent (£500) must be paid in full prior to moving in.

Monthly Rent
The monthly rent (£500) must be paid in advance prior to the first of every month.

The Room
The available room is a fully furnished single room with, bed, wardrobe, and drawers

The living room has Virgin TV, which includes every channel plus all movies and sports channels.

The kitchen was refitted about 2 years ago with all communal items replaced with new. The shower room and bathroom were both refitted about 4 years ago.

The house has a cleaner that comes and cleans the communal areas every 2 weeks and a Gardener that comes once a month - these costs are included in the rent.

There is WiFi broadband throughout the house, we have the 250mg service but typically get 150mg.

Each bedroom has a lockable door with a key.

Rent covers all bills including Virgin TV and Broadband, Council Tax, Cleaner, Gardener, Water, Gas and Electricity bills.

The House
Inside the property is strictly non-smoking, smokers are encouraged to use the garden to smoke so that the front entrance remains pleasant for non-smokers to use.

You will have communal use of the kitchen, bathroom, shower room, garden and driveway.

The kitchen is on the first floor and is fully furnished with washing machine, fridge freezer, tumble dryer, combination microwave oven, induction cooker & oven with extraction hood, cutlery, crockery and cooking utensils.

The bathroom is on the second floor and has a large deep bath, shower, sink and toilet.

The shower room is on the ground floor and has a shower with sink and a toilet.

The garden is lovely and ideal for BBQ's as it's quite long (about 60ft).

The driveway can fit 3 cars on which are used on a first-come-first-served basis. The property is located down a dead-end road and there are lots of parking spaces in front of the house.

You will also have communal use of a hoover and an iron with ironing board.

Very close to M3 with quick access from house and only 10 miles to M25.
Commutable distances to London, Guildford, Basingstoke, Reading, Winchester, Woking, Farnham, Staines, Windsor, Camberley, Bracknell & Maidenhead.

Close to North Camp & Farnborough town centres, Farnborough Airfield and Farnborough Technical College. The bus stop is a 2 minute walk.

There is a medium-sized convenience store located about 400 yards from the end of the road and large Asda, Tesco and Morrisons all within a 4-mile radius.

Suitability
The rooms are available immediately and would suit a young professional. I am looking for a friendly person who can handle living in a communal environment with 4 others and who would treat the property as it were their own.

The current tenants are very friendly and they take care of the house well. I am looking for people who will complement this arrangement.

Due to potential allergies of current and future tenants, there is a very strict no pets rule at the property - this includes bedrooms and the garden.

The house has 5 rooms in total and I will only rent to 1 person per room, no couples.
