Cosey bungalow with spare room and garden

Hi there people.
Me and my partner are trying to save for a mortgage so need every extra penny. We have a comfortable furnished room spare with a double bed and thought we could use this for extra money.
We live in a bungalow next to the train station in havant, which is also next to the gym and 1 minuete walk from the town centre.
We have a small dog and kitten, the house is cosey but you will have the use of the bedroom and shared use of the rest of the house.
We dont mind if you smoke just aslong as its outside.
We also have private parking.
I would prefer a profesional person and dont want to be kept up all night becuase of loud music etc.
We do have a piano that you would be welcome to use :)
