3-Bed semi house-share in beautiful Hay on Wye

I am seriously considering sharing my rented house with a good humoured professional female.
I have a spacious 3 bed semi with ample parking space in a quiet, well-kept turning. The rear of the house faces west up the Wye Valley and overlooks farmland - a joy to wake up to. I currently live alone and have a choice of 2 rooms spare. One has a single bed (unused) in it, the other is basically empty. I would expect to bear the cost of any bed and bedding required. Any house-sharer would, effectively, have exactly the same accommodation as me. She wouldn't be confined to her room - it's a house share! Me? I'm a multi-CRB checked former supply teacher (BA Hons)now working as a commercial writer. Divorced, 3 grown-up children. No smoking allowed indoors - puff like mad in the garden if you like. My motivation here is 80% financial / 20% social: it might be nice to have a house-mate.
Rent includes all bills except food.
