Im a live in landlady, providing a homely, clean 5 bed house of friendly 30-60 year old professionals. Rent includes bills and council tax.

The double room looks over a pretty, quiet and well maintained rear garden🌷🌻🌾, with just the sound of the birds 🕊🦅in the 🌳 🌲 trees.
This room has share of the main shower room (over a bath which isn't used ) with just one other immaculately clean tenant. The room includes a clean, quality and extremely comfortable divan double mattress 🛏.
, The wardrobe incorporates two large draws underneath, a bedside table🪑and desk/dressing table. TV aerial point in corner of room with a signal booster in attic.📺 Thermal black out curtains which help to keep the room cool in summer and warm in winter.

There is a thermostatically controlled radiator in the rooms to control your own prefered comfortable temperature level. There is also a manual trickle vent in the window frame to allow a small amount of fresh air flow even if you are not in, keeping the house secure but your room fresh.

Quiet and safe area, well maintained and clean house where everyone respects, cleanliness, privacy, covid government guidance and others rest times.

Landlady keeps all paintwork freshly painted and all maintenance and electric and gas certificates are kept up to date. We have fire alarms, emergency lighting and fire extinguishers on the landings throughout and they are tested regularly. All must be involved in well organised rota for cleaning. Cleaning in my home is not optional.

The landlady maintains the garden to create a nice place to go and relax outside in the summer. We also have a bbq for house use.

We have Superfast Fibre WiFi with boosters for good signal coverage throughout the house.

Bicycle shed on front drive for up to 2 bicycles. 🚴‍♀️🚴‍♂️There are cycle/ foot paths 🚶‍♀️🚶‍♂️ from the house into the Hatfield Business park for Ocado, DHL, Arla Foods, Easai, Computer Center, David Lloyd and many more.

Other short routes by bicycle, walking or drive to Tesco or Aldi for local shops and a convenience store and chinese take away.

The lounge is small but cosy with comfortable recliner sofas. It contains a single drop down 🛌 bed in a concealed and mirrored wardrobe at the back of the lounge with hanging space and draws. This space is available for occasional guests.(but not available if covid guidance advises otherwise or there are high case numbers)
NB We do isolate in our rooms if we get covid and you would be expected to do the same)

The house is ideally located for Hatfield Business Park employees.

Friendly live in landlady, meaning maintenance or issues get dealt with quickly or as soon as reported if its something in your room.....The property has been awarded a Gold🏅 standard Private Association of Landlords accreditation which is rare in the area so I'm told. Fully licenced HMO with the local council, with maintained fire alarms and emergency lighting. Gas and electrical certifications all up to date.
We expect everyone to use the gas, water and electricity frugally in order to keep your rent as low as possible.

Seasonal fruit 🍎🍐🍊and veg🥕🥒🌽, available from landlady's allotments and the garden/greenhouse in summer months.....

We are an eco friendly home with solar panels and using cleaning products that are kind to the environment and saving dish water for the garden . Large fully equipped kitchen with 2 x fridges, 1 x freezer shared between 4 lodgers, 2 washing machines. Tenants are responsible and accountable for taking their turn with a cleaning rota for kitchen duties one week in 5 and doing thier share of recycling each. We use home made eco friendly products to clean the house with and to reduce plastic waste. All clean and maintain one other small communal area of the house each as well as our own rooms and bathroom. Nb.. We do not employ a cleaner.🧹🧽 and cleaning is not optional it is a part of the contract.

Large attic for some minimal storage available.

Tranquil, sociable house with lounge, large fully equipped kitchen and well maintained garden.

Local convenience shops a short walk🚶‍♂️🚶‍♀️, well stocked, and there is a dentist and Chinese 🥢takeaway.

🚍Bus stop across the green for local supermarket food shopping, The Uno bus terminal is also just 10 minutes from the house. Hatfield station for 🚄 trains to London and transfers to local towns. Well situated for quick and easy access to🚘🚗 A414, A1M and M25. Close to Luton and Stanstead airports✈

Sports clubs and gyms nearby, David Lloyd (indoor and outdoor tennis courts and indoor and outdoor 🏊‍♀️ swimming pool), Gosling (including swimming pool and spa, golf practice 🏌️‍♀️🏌️‍♂️range, tennis courts) and University Sports facilities also nearby including swimming pool. Also access to local walks🚶‍♀️🚶‍♂️ along the St Alban's Way, Brocket Hall estate and the 400 acre Ellenbrook Fields. Nearest golf courses Mill Green 9 and 18 hole pay to play, flexy pay or full membership, Brocket Hall (expensive) and 9 hole Wheathampstead (very affordable)

🥗Local restaurants, 🍿cinema, convenience stores and supermarkets all within 5 mins drive. Nearest🍷🍺 pub Wetherspoons next to an Aldi supermarket, The Airfield on the Comet Way or The Crooked Chimney opposite The Brocket Hall estate, both serve food and have beer gardens. Hatfield House🏰 opposite the railway station and The Brocket Hall Estate are both lovely local country estates to visit on days off.
