I have a spare room to rent as my current lodger is moving for work. We have a house rabbit who roams the house so you must get along with pets.
I have a double sized room, which is £350 per month including bills.
The rent is inclusive of bills and amenities as these are provided at no extra cost, but I expect that you will make best efforts to keep bills to a minimum.
This is a non-smoking house, even with windows open. Ashtrays are provided in the back garden.
You are welcome to have one or two guests in the house on an occasional basis.
