I am a private landlord and I am looking to rent the flat to working professionals. It would suit a couple or friends of no more than about 3 people and it is ideal for commuters since it is 4 minutes walk from St Albans station. The Flat:
2 x large double bedrooms with double beds, wardrobes, chest of drawers and tables.
1 x good size study / spare room with double futon, desk, comfy office chair, filing cabinet. (I would like to keep this room as a study / spare room as the flat would be cramped if it became a third bedroom).

1x modern bathroom with loo, sink, huge bath, 2 showers and a heated towel rail.

1 x large lounge / dining room with plenty of shelving, a huge dining table and chairs, two comfy sofas and a cabinet.

1 x recently refurbished kitchen with usual kitchen goods including a dishwasher, washing machine and microwave. There is a huge American-style fridge and freezer with an ice and water dispenser. There is also a central kitchen island breakfast bar with bar stools.

The front door opens onto a bright spacious hallway with storage for DIY/cleaning items like hoover and screwdriver etc.

Things To Note:
The flat will contain some personal items as part of the agreement. These will include mostly books and some kitchen items. They have been stacked to maximise the availability of shelving space for prospective tenants. There is plenty of space to add more furniture should you need it so this should not pose a problem.

Viewings will take place this coming weekend and the start of next week, the 21st - 24th. Times are negotiable, I can be flexible on these days.

A security deposit of 6 weeks rent for the whole cost of the flat is required.
An ID check will be carried out and references will be required from an employer or previous flat.
A full inventory and contract will be completed.
