Good Sized Single room in Flat, furnished

About the room: I have available a good sized Single room in my 3 bedroom, 2nd floor flat. The room will be furnished with a single bed, one wardrobe and a chest of drawers. Shared living room, kitchen bathroom and toilet. Bills (excluding food and outbound housephone calls) included, including broadband. Room decorated last October in neutral colours and will be clean and fresh for new lodger. The flat itself is well maintained and decorated, clean and tidy. It has a nice spacious feel with good room sizes apart from the bathroom and toilet which are small.

About me: I am self employed professional and work from home. I have two children who live with me and who occupy the third bedroom. They are 4 and 6 and are at school during the week but at home, or out and about with me, at weekends. Any new lodger will need to be happy to share the space with my children, when they are there. Obviously the lodgers room will be out of bounds for the children and the children have a good routine and a fairly early bedtime but I can not promise a completely noise free environment all the time, this is a family home after all.
