One of our housemates has just been offered a job in London and is likely to be asked to start work in late June/early July. Exact date TBC. Room B was completely refurbished and decorated in 2022 and the photos were taken then. I'll be giving Room B a freshen up after it is vacated and will update the images.
This room (and indeed the whole property) would well suit a student/post-grad, or young professional, who's looking for a nice room, space in which to think/be creative and who appreciates and enjoys a more laid-back approach to the ups and downs of life.
General Information.
This accommodation is something of a one-off!
A newly-decorated, spacious (c.22m2) lockable, double room, with a built-in wardrobe, in a large, rambling c.390 year old former inn and farmhouse. The house is set in its own land, yet still only an easy 10 minute cycle ride from Canterbury City Centre, shops in St. Dunstan's and Wincheap, as well as both railway stations, bus station and the Westgate UniBus stop.
The Stour Valley Cycle Path, Hambrook Marshes Nature Reserve, North Downs Way, City Farm Stables and Tonford Manor orchards are all about 7/8 minutes' walk from the farm. Lots of good countryside walking, off-road cycling and trail running routes are all right on the doorstep.
However, please note that this place is definitely not for the faint-hearted, nor is it at all well-suited to compulsive, obsessive, life must be squeaky-clean to the point of absolute sterility types!
It's a farmhouse, so if you can't deal with abundant fresh air, feel queasy at the sight of muddy wellies, struggle with old tech, hate all manner of clutter, run a mile from horses/tack and dislike dogs, then please read no further!
The good news: this accommodation is life-affirming, animal-friendly, environmentally-empathetic and offers both personal space and creative opportunity. Nice, easy-going and friendly housemates too!
The bad news: no frills! The entire property is scheduled for upgrading works (kicking off when I get planning permission) and is just kept ticking over in the meanwhile.
The previous owner was certainly in no way any kind of DIY enthusiast and some parts of the house are just a tad 1970s!
Please note that the plans for there to be extensive building works means that this accommodation is not at all suitable for children of any age.
Also, as there isn't an HMO licence for this house, Room B can only be let to an individual, rather than to a couple. Sorry about that.
Pets. The farm already has a Greyhound, who is very friendly, so another relaxed (neutered) dog shouldn't be a problem. However, if you have a cat, or you like to keep rodents, it's probably best that you look elsewhere, as the Greyhound was a champion racer and she still takes a very keen interest in small furry things.
Smoking? No.
Drugs? Absolutely not.
Each housemate pays the same: £325pcm plus £100pcm towards electricity, gas, water/sewage, broadband and Council Tax**. So a pcm total of £425.
**Full-time students, on production of their Student Certificate, don't pay towards Council Tax. To comply with the recent change in the law, I'm required to declare that this is a Band F property.
Broadband - Wireless 4G, offering c.25/30mbps.
Washing machine - Yes!

This is a semi-rural, period property, which is set in its own land, about a mile (1.6km) west of Canterbury city centre and is not, therefore, an ultra-modern show home, nor is it a newly-built, mega-swish, luxurious, penthouse apartment, located just off the High Street!
It's an old farmhouse!!
Please don't get in touch, if what you're really looking for is some kind of on-trend, urbanista, all-singing, all-dancing, city centre, hipster accommodation, which is only 30 seconds' walk away from glitzy nightclubs. trendy cocktail bars and Tesco Metro!
