One tenancy agreement although you are only responsible for your portion of the rent meaning you are not jointly liable for anyone not paying their rent.

Points to consider :

1) You are only responsible for your portion of the rent on the one tenancy agreement
2) I do not take a deposit so I cannot ask to deduct anything at the end of the tenancy agreement from a deposit
