Large, well equipped double room in friendly, clean, professional house with live-in landlord (don't be put off by this - I'm very easy-going and have my own separate lounge, kitchen and bathroom on another floor so we can go for a long time without even bumping in to each other!). Bills included, so no end of month panic!

CONVENIENT LOCATION -
*Close enough to everything for complete convenience but far enough away for a quiet life!
*Margate town centre just a two minute walk away
*Seafront at the end of the road
*Bus stops in every direction within a two minute walk
*Easy distance to QEQM (15 minute walk/5 minute drive)
*Train station only a 10 minute walk away
*Short walk to Dreamland and Turner Gallery
*Numerous restaurants, cafes and bars within short walking distance

THE HOUSE -
Large, very well equipped and centrally located. Would suit a professional person looking to secure a comfortable, safe living environment (previous lodgers have said they felt completely at home and very welcome and have always stayed a long time, so I guess that's testament to how happy they've been here!). The only reason the room has become available is that the current lodger is moving on to pastures new. She's been living here for over a year and her predecessor was here for 3 and a half years, so that's a good reference to how homely it is! She has even volunteered to give any potential lodger a reference for us!!! My other lodger (professional male, early 30's, university educated), has been living here for nearly 3 years, and is very clean, tidy, respectful and conscientious.

Everything and everyone is very clean and tidy so you can be sure you won't be living in a mess!

THE ROOM -
Was repainted last year so is still nice and fresh. Fully furnished with double bed (bedding can be supplied if required), wardrobe with full length mirror, chest of drawers, large wall mirror, sofa, coffee table, T. V. with Freesat, and DVD player - your own little world! Sounds pretty crowded? There's still plenty of floor space! The current and previous lodgers wanted to bring some smaller items of their own furniture (tables, bookcases, drawers, rugs etc) with them to personalise the room and made it very cosy, as can be seen in the more 'lived in' photos and I'm happy to accommodate a similar arrangement if that's something you'd like to do but, if not, I can supply bits for you. It's all very clean, light and airy, with neutral decor, central heating, and is fully carpeted (with underlay underneath).

LOUNGE
Use of shared second lounge (we don't often use this one in the evening as we have another), with T. V, Freesat, DVD player, and open fire (really cosy in the winter!).

WIRELESS BROADBAND
Can be accessed from anywhere in the house but you'll need your own PC/laptop/tablet.

KITCHEN
Full use of shared kitchen (very clean and shared only by you and the other lodger so you won't be queuing to use the cooker!), with fridge freezer, washing machine, tumble dryer, cooker, microwave, toaster, all utensils, crockery, pans etc, and table (seats two).

BATHROOM
Shared bathroom (with one other person only!) - again, all very clean! with bath, electric shower, basin and w/c.

PARKING
On road via annual permit or 24 hr passes OR nearby car park with daily fee OR permit-free parking a few minutes walk up the road.

AND FINALLY....US-
It's just me, my partner and one lodger. We're all professional, well educated, tidy and quiet, in our early-thirties to early 40's. We're sociable and easy to get along with but definitely not party animals (not boring either!). We also have a beautiful 10 month old little girl but please don't let this put you off as the layout of the house means that you will have two floors between us during the day and one floor at night. Little one is very good and contented and rarely cries, especially at night. Current lodgers have said they never hear her and wouldn't even know there was a baby in the house.
