Double room in nice house

This advert is for a vaguely civilised person to share my house. It is a three bedroomed house (a proper grown up house, not a doss house!) and there would be two of us in total living here.
Sharer must be reasonably sociable - I only do this as its quite nice to have someone else in the house. Feels a bit empty otherwise!
Everything you need included in the rent - gas, water, electric, wifi broadband, logs for the open fire if you want a fire, cleaner comes in every other week etc etc
Everything is here including cutlery crockery etc and you would just need bedding and whatever niknaks you might want to make your room feel like home.
I have been doing the sharing thing for 10 or more years now and I'm pretty easy going but work long hours so sometimes I'm here, sometimes I'm not.
It's probably the best set up you'll find in Tonbridge so I'll be a bit choosy about who I take - just a chilled out person who has the same sort of idea about how house life should be. Despite putting that I am a non smoker I do smoke but the house is most definitely a no smoking zone - smokers are welcome but MUST smoke outside even when it is cold and wet!!!!
If its any sort of reference the previous occupier has been here for 7 years and has just got enough money together for her own place and we are parting as firm friends.
The station is two minutes walk and the town about three - convenient for town. There is permit parking and it is in a nice quiet cul-de-sac.
The room will be available from 21/22nd May and available to view and reserve from now onwards.
