Cosy,single bedroom to let in new 3 bed townhouse

The room to rent is in a 3 bed townhouse, on a residential road with easy access to Lancaster centre or to motorway junctions.
In the house the tenant would be sharing with myself and my son, but he works away a lot.
There is a shared living room, kitchen and bathroom. There is a nice size backgarden and parking at the front. It is a single room available, internet is getting installed very shortly.
I am looking for a clean, tidy and respectful tenant, i think thats very important when your sharing someones house. It would also have to be someone in employment. The price includes all bills.
