House For Rent From July 2014 - Newly Refurbished!

Hello there. My husband and I have been renting to young professionals and students for 6 years now and currently have on offer a four bedroomed house in LE2 Leicester. 

WE ARE LOOKING FOR 4 X STUDENTS/PROFESSIONALS TO RENT OUR HOUSE. EACH TENANT WOULD PAY £250 PER MONTH SO £1000 IN TOTAL.

The house has recently had a lot of work done and is in good condition - recent work includes: new roof, new double glazing (windows + doors), lots of new furniture, new carpets and newly decorated as well. 

The house is close to both universities and is a five minute bus ride from the city centre. 

Rent is £250pcm per person and bills are approximately £50 pcm per person (water, gas, electric, landline, wireless internet). Television package and licence not included but can be very easily arranged and split between four people it should not be very much. 

Please note that we charge per calendar month not 4 weekly as this means you only 12 payments in a year not 13 :)

We pride ourselves on taking care of our tenants - we do not treat people simply as just money coming in - our tenants are people taking care of our home whom we very much want to be happy there. We aim to be attentive, honest and fair landlords.

Kitchen: 13’10” x 6’10” with large 6 drawer freezer (4’8”), 2 full-size fridges, gas oven(x2) + hob + grill , microwave, washing machine, 11 cupboards, 4 drawers, kettle, toaster, full set of crockery/pans/utensils/cutlery (basically all you’ll need in a kitchen!) 

Bathroom: 7’5” x 6’8” with corner bath, toilet, sink, shower, large heated towel rail (5’8”), set of drawers, under-floor heating. 

Bedroom 1 (downstairs): 13’7” x 12’ 5” with double bed and mattress, desk, chair, shelving unit, wardrobe, laminate flooring. 

Bedroom 2 (upstairs): 10’11” x 12’8” with double bed and mattress, desk, chair, shelving unit, small set of drawers, large in-built closet with hanging space, laminate flooring. 

Bedroom 3 (upstairs): 11’8” x 9’8” with double bed and mattress, desk, chair, shelving unit, wardrobe, laminate flooring. 

Bedroom 4 (upstairs): 13’1” x 6’11” with brand new double bed and new mattress, desk, chair, shelving unit, wardrobe, laminate flooring. 

Front of house – double-glazed porch. 

Garden: x with lockable large shed for bike storage (bike rack inside), plastic garden furniture, brick-built BBQ with outdoor fridge, lawn, raised beds, vegetable plot. 

Internet: We have a wireless router and internet connection. 

Television: The current tenants do not use a television but we have a large TV stored away should you like it. Individual TV points in each of the bedrooms are available. 
Central Heating: Exists throughout the house and is powered by a new combi-boiler.  There are also 5 new radiators.

UPVC Double Glazing: all windows and doors recently double glazed – keeps you warm and save on energy bills! 

Spare furniture: we keep spare furniture in the loft should you need it. We have bedside tables, large drawer units, a large shelving unit. Please just say if you would like to make use of these. 

Spare white goods: we have an additional fridge stored away as a spare.
Safety – the house includes a fire extinguisher, fire blanket, smoke alarms, carbon monoxide alarms, 30-minute fire doors including a self-closer for the kitchen.
