Downstairs Double & Upstairs Double in 3 bed home

Hello, I have a double downstairs room and a large upstairs double room in a mid terraced house.
Fulltime workers only. No homeworkers. No students.
The house is 10 minutes walk to city centre .
My street is a dead end so no noise from traffic.
Will be shared living room, kitchen and wet room.(no bath so no long waits!).
There is a good sized walled garden with lawn and garden furniture for all to enjoy.
I am 57, female and own the house. Just to let you know now, I do smoke roll ups in my living room, ( I can hear the gasps..! : ).
I have just finished working as a Gardener for Age UK (DSB), I now work for myself doing Gardening ,Dementia Support and dog walking.
I used to run pubs and clubs so am easy to get along with and used to living with others. I would like my new housemate to treat my home as if it was theirs.(assuming you are as tidy as me : ).
I am friendly and like a chat but also enjoy my own company, someone like minded would be ideal.
