Hi there!

A fantastic double bedroom is available for a woman in a well-maintained modern terrace house share in Archway! The house has a total of 4 bedrooms, and you’ll be sharing with 3 lovely ladies between 27-29.

The room is available from the end of June (exact date TBC but after 23rd June)

The flat is very spacious! We’re lucky that we have a really good value for money home. Despite being quite an old house, it’s really well maintained and tidy. We like keeping it that way.

About the house:

The house boasts high Victorian ceilings and tall windows, plenty of natural light, and roof terrace at the back surrounded by trees. The room is a really lovely size and furnished, with a double bed and wardrobes on either side. The other furniture pictured belongs to the current flatmate, but some of this can stay if you like!

You will be sharing the bathroom with only 2 others, which includes toilet and bathtub/shower; the top floor tenant has her own en-suite.

The kitchen is fully stocked with crockery, cookware and appliances including a washing machine, dishwasher, microwave, oven, gas hob, fridge freezer, etc- all the necessities.

The living room has two large comfy sofas, a dining table and a coffee table, a TV, large windows, and a beautiful marble feature fireplace.

We are also lucky to have a lovely roof terrace with a BBQ, lots of plants, and table and chairs.

Location:

The house is extremely well located, with lots of supermarkets within a 10 minute walk (Marks and Spencer, Aldi, Co-op, Waitrose, Tesco, Sainsbury’s). You name it, we have got it! There are also lots of nice pubs and shops nearby in both Crouch End and Archway, not to mention we are within easy walking distance to Hampstead Heath, Highgate Woods and Waterlow Park.

We are just a 7 minute walk to Archway Tube station (on the Northern Line), and just 10 minutes from Upper Holloway Overground Station. There are buses less than a 5 min walk away which take you to Finsbury park, Hampstead, Highbury and Islington, Kings Cross, to name but a few. You’ve got a bus to the Stanstead Express right in front of the front door!

How we run things:

There is a weekly cleaner included in the rent who cleans all the communal spaces, and the landlords live just next door so are usually able to address any house emergencies as soon as they arise. The house takes it in turns to buy the shared household amenities.

The house share is spread over 3 floors so it never feels overcrowded, there is plenty of space for everyone. It’s suitable for a friendly, independent, professional who is used to flat sharing, likes a peaceful home to relax in. Essentially, we'd like someone reliable & responsible, clean & tidy, and who pitches in with the general running of the home. We really want you to feel at home, which means being comfortable and also taking your fair share of the household responsibilities 🙂

Who we are:

We're Nadia, Sherell and Fiona, 3 professionals who've been living together for a year.

The 3 of us get along very well, and though we have our own social lives, we like having a nice chat in the kitchen, watch a film together once in a while etc. We’d like someone who wants to be social with us but also has their own social life going on.

Sherell mostly works from home, Fiona works hybrid and Nadia works mainly in the office. We have pretty standard routines as we all work during the day, so we’d appreciate someone who’s the same.

We really care about our peace at home, so we want someone relaxed and clean. It’s important to be able to feel comfortable and happy at home, right?

The Bills:

- Rent: £685, payable to estate agents every 15th of the month

- Bills: Currently around £150 a month (includes fast Virgin Media WIFI, Thames Water, TV License, Utilities, Council Tax.)

- Deposit: £754 (payable upon signing the contract to the leaving tenant whose position you will replace on the tenancy and the Deposit Protection Scheme)

The estate agent requires:
- 3 months bank statements (online print outs are acceptable)
- 3 months pay slips
- photo ID (passport/drivers license)
- Employer details and point of contact for referencing

We are looking to hold viewings immediately, starting Wednesday 22nd May (after 5pm).

ps; Our flatmate Fiona is sadly leaving London in September so we will have another room available then, a much larger double bedroom!
