This flat is 7 mins walk from Bethnal Green tube, providing excellent central London connections via the central line, and 9 mins walk from
Victoria park, one of the biggest and nicest parks in London. Only 25 mins walk to shoreditch. (All walking times directly from google maps, i. e., slow walking).

The room: double bed with desk, this room has great storage with many shelves and a large built in wardrobe. Situated on the third floor, the large window tilts and swings open, giving a great view and getting the morning sun. In addition, the fitted blackout blind ensures a great night sleep.

The lounge: big lounge with dining table, shelving, and two sofas, and three windows. Gets lots of light and is easy to keep cool with the large windows. Fits lots of people.

The kitchen: tidy kitchen with lots of storage, 4 electric hobs, microwave, kettle, toaster, fan oven. Big enough for two to cook in together, but three becomes crowded. Fridge freezer unit, but not the biggest.

The bathroom: one bathroom with bath/shower, lovely windows getting morning sun.

Additional flat info: closed courtyard with keycode gate, and key to bottom staircase. Plenty of bike storage outside front door on balcony.

On foot: Cambridge Heath station (3 mins) for overground, Bethnal Green tube (7 mins) for central line, Victoria park (9 mins), Shoreditch (25 mins). Gym opposite (3 mins), co-op four doors down (1 min), Tesco (4 mins), Sainsbury’s (7 mins), large Sainsbury’s and Lidl (both 18 mins).

Flatmates: 2 flatmates, both friendly, outgoing, considerate, and tidy. Won’t always be home, but always happy to chat when they are. Don’t make lots of noise, keep the flat relatively clean. In general relaxed and easy going.

IMPORTANT: this flat requires signing a TENANCY AGREEMENT with the landlord, which runs until April 5th 2024. Letting agent requires references. Sooner better to get in contact. Good landlord, attentive to any issues. I lived here for over 2 years, landlord has replaced: boiler, washing machine (with dryer), doors, door handles, installed blinds, hired professional mould removal, and more repairs.

Bills: all bills are set up. Total cost of room including ALL bills £992 per month.
