Luxury En-Suite Large Room in Hackney Wick(Zone 2)

We are seeking a new female flatmate to sublet a room in a luxury 2-bed, 2-bath flat in the heart of Hackney Wick (Zone 2). Located 5 minutes from the Hackney Wick station and 15 minutes from Stratford, this flat comes fully furnished and available for move-in BY May 10th, 2024. The room will come with all necessary furniture and furnishings and includes a juliet balcony, as well as any decor and furnishings that you would like to keep during your stay!

Room Description:

The room will come fully furnished with a king-sized bed, chest of drawers, mirror, full-sized wardrobe, bedside table, and desk (desk is easily disassembled if you prefer to not have this). The room is decorated with full length curtains, artwork, and everything you could want in a flat.
The room also has an en-suite bathroom with a waterfall shower. The main bathroom in the flat has a bath which you are also welcome to use!
There is a large NW-facing window that brings in lots of natural sunlight.

Timeframe:

I will be leaving the flat by 09 May 2024, but am happy to discuss potential move-in dates. Minimum tenancy is 3 months and can be as long as 6 months.

Flat Features:

This flat is truly a luxury. The home has hardwood floors, large windows, a balcony, dishwasher, and a massive kitchen island that is perfect for cooking! Additional features include a brand-new washing machine, underfloor heating, an array of house plants, and curated furnishings. Located in a large complex in Hackney Wick, the flat is on the 4th floor and has a lift.

Flatmate:

Your flatmate is a 31-year-old scientist from Hawaii who is kind, respectful, clean, and very dependable. She works remotely on Mondays, Wednesday, and Fridays from the flat. During her time off, she enjoys going on adventures around London, cooking, bingeing Netflix series, and meeting new people. We are hoping to find someone who has similar interests and is dedicated to keeping a clean home!

Location:

Hackney Wick is a vibrant and exciting area to be in London with an array of nightlife, bars, markets, and restaurants within a 5-10 minute walking distance. Stratford and the Westfield mall are 15 minutes away and have everything you will need. There are many small grocery stores, cafes, and off licences in the area, but you will find Waitrose, M&S, and other grocery stores in Stratford.

Hackney Wick (Overground) - about 5-8 minute walk
Stratford (Overground, Elizabeth, Jubilee, DLR, Central, Great Eastern Main Line, West Anglia Main Line) - about 15-20 minute walk

8, N8, 26, N26 and 388 Buses - about 10-15 minute walk

Ideal Tenant:

We are looking for a female flatmate who is a student or full-time professional. The ideal tenant will be excited to share the space with the current tenant and is happy to keep the space clean. We don’t have strict rules on cleaning, but hope to keep all common areas clean as much as possible!

Guests are welcome if they are arranged with the current tenant beforehand. Cigarette smoking may be restricted to the balcony and outdoor areas but we are 420 and vape friendly :)

Rent and Additional Costs:

Rent is due on the 10th of each month at a total of £1300. This will be paid to the current tenant or to me to be transferred.

Utilities (electric/water) can range as the colder months may be more expensive due to heating, however, we like to keep these costs low with space heaters when possible (a heater will be provided to you for your entire tenancy!). No gas is used in the flat.

Internet is £19 per month and council tax (band D) is £87.50 per month. Amounts are subect to change based on council requirements.

A refundable security deposit of £1300 will be required before move-in, along with first month's rent.
