🏠 🪴About the Space:

Are you searching for a cosy, affordable and inclusive space to call home? Look no further! After four very happy years living here, I have decided to move out with my other half. Which means my wonderful flat mate Matt is looking for someone new to take over the tenancy from 27th May 2024. The space is perfect for a young professional.

* Fondly known as ‘The Mansions’ the flat is located in Zone 2 - Located on the buzzing Coldharbour Lane - you could be in Elephant & Castle in 3 minutes, central London in 15 minutes and City in 20 minutes.
* The flat is located a 3 minutes walk to Loughborough Junction National Rail and 10 minutes walk to Brixton tube and National Rail, 20 minutes walk to Denmark Hill Overground and several Buses on the road take you directly to Peckham, Shoreditch and Clapham.
* Spacious and well-lit rooms with plenty of natural sunlight.
* The bedroom comes unfurnished but I am looking for someone who can buy my bedroom furniture (for a very reasonable price) so the room will come as pictured (not a dealbreaker for the right tenant).
* Convenient access to local craft breweries, cinema, cafes and a variety of restaurants and bars (Vietnamese, Japanese, Italian) and a stones throw from the vibrant Brixton Village. Walking distance to Brockwell Park and Ruskin Park.
* Space to safely store your bicycle if you need it (I cycle everywhere).

💸 Rent and Logistics:
* Rent is £750 per month, paid on the 1st of each month (we can work out a pro rata for the outstanding dates in May)
* Based on latest bills per person: Council tax (£72.95), electricity & gas (on average £35) water (£16) and internet (£13).
* Security deposit required (pretty sure it’s x1 month’s rent)
* Available from 27th May. The current contract renews at the end of October 2024 and the property management company have always been really fair and only put rent up by small increments each year.
* The property management company are very responsive if you need to contact them for any reason.
* Some of the items of furniture pictured in the communal areas, I will be taking with me - so when you move in, the communal areas will be a bit of a blank canvas for you and Matt to create together.


🌈 🪩🥂 About Us:
* Our household fosters a welcoming, inclusive and social environment where you can be yourself, enjoy yourself, have a laugh but also have your privacy if you want it.
* Matt works in Diversity & Inclusion and he’s in the office an average of 4 days per week, but there is space for you both to work from home and we have done this from time to time. I currently work as a Video Producer and I am remote 75% of the time, and the Wi-Fi is extremely reliable.
* Our ideal night in together would consist of wine, Ru Paul’s Drag Race or Married at First Sight, good food, turning the hallway into a catwalk with a disco ball and dancing until the wee hours. It’s not like that all the time, it could be one of our very chilled nights where we light one of our many candles, incense sticks or diffusers (if you know you know) and have a heart to heart.
* It’s definitely not a party house all the time, but the house is always open to friends for dinner parties and pre-drinks; we want someone who can feel comfortable to do the same with their friends!

🧐What We're Looking For:
* Young professional who works a mixture of from their place of work and sometimes from home. No couples please or other halves who spend their entire life in the flat, one or two nights a week max!
* An LGBTQ+ person/ally who shares our values of respect, inclusivity, and open-mindedness.
* Someone who is considerate, responsible, and willing to contribute to the cleanliness and harmony of our home. Cleaning jobs and bin duties are always shared.
* Social smokers who fancy a Vogue Menthol are welcome, but you can’t smoke in the flat.

📅 Interested?
* Please reach out to us with a little about yourself and why you think you'd be a great fit. I can also give you information on the bedroom furniture and if you are planning on bringing things with you for the communal areas, please list these in your intro.
* We are keen to secure the right person, so we will be inviting people to come and meet us, look around and ask any questions in person on the 7th and 8th May at the flat in Brixton. We will be doing this between 7-9.30pm and will try our best to be flexible with times, but we are experiencing a high volume of interest so please be patient with us.
* We will make our final decision by Friday 10th May (latest) because we need to get the ball rolling with security checks etc.
* You must be available to move in on the 27th May (bank holiday Monday).
