Spacious Double Room 2 mins from Camberwell UAL

I have just found out that I'll be working abroad this summer from 23rd May - the landlord has said that I can either sub-let my room for the remainder of my tenancy (23rd May - 31st August), or find a new tenant to commit for the remainder of my tenancy plus a further 12 months, (15 months in total).
For a new tenancy (15 month), a 6 weeks rent deposit, 1 months rent advance, a £150 administration fee, and a £50 refundable key deposit would apply.

The room itself is very spacious, bright and fully furnished; including a large cantilever desk, large wardrobe, and 2 x chest of drawers (one large and one smaller bed side), and private bathroom (toilet, sink + shower).

The house itself is very modern and clean - the price of £735 includes all bills (100mb fibre broadband, gas, electricity, heating, hot water, council tax, TV licence, and weekly cleaning of communal areas). The living room is very spacious and a very nice place to hang out in the evening with friends. There is also a patio outside with shed and bike racks.

The other housemates are all lovely - there's a nice mix of current 2nd and final year university students, and young professionals aged 20-26. Looking for a friendly, easy going student or young professional aged 20-28

I've loved living in camberwell this year - there are so many nice pubs / bars / restaurants / clubs within easy walking distance (just ask for recommendations)!

Denmark Hill and Peckham Rye overground stops are both a 15 minute walk away. 'Vestry road' and 'Sedgmoor Place' bus stops are both round the corner from the house - together these serve the following bus routes (12, 36, 136, 343, 171, 345, 436, N89, N343, N136, N171) - 10 min bus to Brixton/Oval stations, 18 min bus to elephant and castle station, 25 min bus to Waterloo station to name a few.
