Double Bedroom in Friendly 5 Bed House

We are a group of young professionals seeking a tenant in there mid to late 20's to fill a spacious double bedroom in our five bedroom house. The room is available from the 1st October at a rate of £725 (excluding bills). My name is Millie (Teacher) and I supervise the property on behalf of my father who is the landlord. I live along with my boyfriend Alex (Structural Engineer), and friends Hugh (MET) and Tom (Market Analyst). We are a bunch of friendly university graduates in our mid-20’s who are looking for a sociable, considerate person who can easily slot in.

The Area:
We live in a fully furnished and spacious five-bedroom house on Brayburne Avenue within the Clapham Old Town area. Clapham Common and High St are within 10 minutes walking distance from the house. Both areas provide a great choice of supermarkets, lively bars and pubs in Clapham. The house is also surrounded by excellent transport links into the City and West end, with Clapham North tube station 5-10 mins walking distance away. The house also backs onto Wandsworth Road Overground train station. As we have lived in the house for over a year now, we can all agree that the neighbourhood we live in is quiet and safe. With regard to car parking, there are always spaces available outside the house. Permits are available through Lambeth council.

The house (communal areas):
The mid terraced property has five double bedrooms, three shared bathrooms and a large living room. It also has an open-plan kitchen/ dining room with French windows leading out onto the private garden. The garden is paved with a shed and plenty of space to store your bikes. The rooms are spread over three floors with a basement used for storage purposes. The kitchen has gas hobs, electric oven, two large fridge freezers, microwave, toaster, kettle, washing machine and a dishwasher.

Bedroom:
The bedroom is spacious, charming and has plenty of light. It is provided with a double bed, wardrobe, desk, bedside drawer, chest of drawers. See pictures.

The Important Stuff:
-Non-smoking house.
-No pets allowed. Plants welcome though.
-No students or couples.
-Room is available immediately
-No agency/contract fees
-£725 deposit required. References required.
-aprrox £80 to cover Council tax, water, internet, gas, elec and cleaner fees.
-Contract terms and conditions include a 6 month minimum break clause.
