Small double in Herne Hill/Camberwell/E Dulwich

I am sadly moving out to move back in with my parents, so have a spare room to advertise!
The room is a small double. The room is technically unfurnished, but I’m willing to sell what’s currently in the room - bed frame, mattress, wardrobe, desk for £120 (open to offers!)
The house itself is a lovely end terrace with a bright, spacious living room, a large kitchen, and a nice little garden out back.
There is a bathroom upstairs with a bath and shower, recently retiled by the landlord. There is also a spare toilet downstairs and a coat rack under the stairs (with some shoe storage space). In terms of additional storage there are 2 large sheds out the back and also an attic! If you want shelves put up in your room then you can ask Elliot as he has done the same in his room and have tools etc.
Bills are not included, which run to about £100pcm at the moment - but closer to £150 with winter fuel costs. This includes energy, Internet, and council tax. Water is paid much less regularly so you'll actually be spending about £90 per month and then a sporadic water bill drop.
The rent is £675 a month which we have calculated as a house and split in proportion to bedroom size.
You’ll be joining mid contract and the contract is up for renewal in October which we are fairly confident would be renewed. There is a new contract fee of £50.
Estate agents (Hunters) will require referencing - professionals preferred I'm afraid. They can be funny if you're not in full time contracted employment - one of our previous housemates who was self employed had to pay 6 months rent up front so bear that in mind if you're not in FT employment.
The area itself is quiet and easy to live in. It is walking distance to Herne Hill (and Brockwell park), East Dulwich, and Denmark Hill train stations. There are also good bus connections to Camberwell, and Brixton if you want to get the tube. There's a big Sainsburys about 10 minutes away, as well as a smaller supermarket, post office, and chemist directly across the road which is all very handy.
In terms of the housemates: there are 3 others. Elliot (30, mental health researcher), Antonia (27, journalist) and Molly (27, digital advertising). We are all very laid back and chilled as a house. We get on well and have a chat and occasional drink together in the house or outside, but also have our own lives and are fine with whatever balance you wish to draw! This is an LGBT+ friendly house with a mix of orientations.
