Relaxed Share Near Elephant & Castle

Third person to share a nice, three bedroom flat near Elephant and Castle. You’ll be sharing with Nick (40s) and Joe (30).

The flat is a three bed, 2nd Floor, reached via stairs or lift. Decorating and carpets in good order, decent size kitchen with plenty of cupboard space, appliances, and lots of work surface. Clean bathroom with bath/shower and separate w/c. Central heating (awesome new boiler - even more toasty!) and double glazing. The place is cosy in winter and airy in summer. We are changing the room usage (before you move in or shortly after) so that we will have a living room/social space with dining table and a sofa bed for guests etc. There is a good sized, sheltered balcony with access from the kitchen and this pretty much becomes our dining room when the weather is OK.

The room is a genuine double and, although it’s not huge, has a good quality double bed/mattress and basic linen, chest of drawers, bedside table, a lamp, small desk/chair and a built-in wardrobe. The window is big and faces east, so it’s bright in the mornings.

Lifestyle
There is a certain amount of overlap in the social lives of current flatmates and you will be welcome to add to this mix if you feel inclined. If you prefer to do mostly your own stuff, that’s fine too and we respect each other’s privacy. In the general run of things, we go out together occasionally – there is a decent pub nearby. We try to do some home cooking together, although this has lapsed just lately, due to generally being a bit busy. We have a cleaner in once a fortnight to give the common areas some extra sparkle - (yes, you need never clean the loo!). We have friends round occasionally, and people can stay overnight if need be. We have guitars around the place (headphones are used late at night) and a photographer. (The living room/social space will get used as a studio from time to time). So if you're a bit of a muso/artist/creative means we'll have some stuff in common, but not a requirement.

We’re pretty easy going about most things, which includes the kind of person we’d like to take the third room. We are not fussed about your age, race, nationality, gender identity, orientation, dietary preferences/requirements. Bottom line: it would be cool if you like to laugh, have a philosophical approach to life and are looking for a sociable, relaxed share.

Area and Location.
Depending on your priorities, the location is excellent, no mistake. Our block is on a nice little estate of its own, 2 mins from the main shopping street but just far enough away for it to be relatively peaceful. Green space in Burgess park is 5 mins away. We’re on the edge of Zone 1, so Dalston, Shoreditch, Peckham, Dulwich, Bermondsey, Camden, Waterloo, Brixton, Clapham, the West End, and all other central areas are easy to get to (and back from). Half-hour walk to Borough Market, Tower Bridge, Bankside/Southbank. There are weekend farmers markets and artisan food of all types within easy bus or cycle distance. Greasy spoons, delightful craft bakeries and coffee places, excellent Italian, Lebanese and one of the last Pie and Liqour shops... Take your pick. Local night-life is passable - the Beehive pub is a genuine little find, plus there is a good micro-brewery nearby (open weekend evenings), several places to dance, a couple of little theaters, plus independent cinemas not far.

Sports
At my last count, at least three gyms within easy walk. Great new swimming pool at E&C. Burges Park (5 mins) has open air gym, tennis club, BMX track and Parkrun. And indoor climbing at The Arch is not far, either. (My personal fave).

Transport
Ele and Castle Tube/Overground – 15 min walk or 5-7 mins bus.
Kennington Tube – 20 min walk
Plenty of buses to most places including night buses home from the West End (176, 148, 12). 35 bus to Liverpool St/Shoreditch/Bethnal Grn area.
All London Airports and mainline rail connections are easy to get to.

Essential Amenities
High st, 3 mins, East St Market, 5 mins. Tesco Express and Morrison’s nearby, and there are 24-hour shops if you run out of stuff unexpectedly.
