Huge room with private sitting area and en-suite
BEST OF BOTH WORLDS. Your own HUGE room divided into a private sitting room, bedroom and bathroom, but in a shared house so you have company when you need it, and privacy when you need it. And it's a great deal, £1,295 INCLUDING BILLS, and just £600 deposit.
The room is in a 200 year old Georgian house. One end is a private sitting-room area with two sofas, coffee table and armchair (I have other furniture so if you want a desk this is no problem). This is a good space if you work from home, recent tenants have WFH full time.
The bedroom end overlooks the garden and is really quiet and peaceful. It has an Emperor-size bed (200cm x 200cm, seriously massive) in beautiful antique mahogany. There is a big wooden screen separating the two parts of the room and a big wardrobe. Shelves in the chimney breasts for additional storage.
You have your own private en-suite bathroom with a shower with body-jets and a feature sink. And off the bathroom there is a room that used to be a sauna, which you can use for storage.
The whole room is nicely redecorated.
There is a huge shared kitchen opposite your room which also has a dining area and everything you could want - double oven, six-ring hob, dishwasher, washing machine and tumble dryer. There's a pretty garden outside, perfect for chilling out and barbecues. There is also a shared lounge / co-working space, which has space for four people to co-work, as well as a TV and sofas. We have a weekly cleaner who cleans the common areas like the kitchen and shared lounge, and a gardener comes regularly through the summer. Both are included in the rent.
The rent is £1350 per month, which includes all bills, including fibreoptic internet, weekly cleaning of the common parts (not your room), council tax, heating, lighting, maintenance - basically everything.
The house is huge, with seven rooms over four floors. It's also full of period features including a 120 year old fireplace and original cornicing. It's in a conservation area full of old houses with lots of character.
Everyone living there is a professional, 30-something, nice people and there’s a real community in the house. The house is safe and well-managed, the landlord has several properties she manages herself and lives in central London. People stay long-term because they like it.
The house is on Gipsy Hill itself, less than 5 mins walk from Gipsy Hill station which has regular trains to London Bridge, Victoria and West Croydon. Crystal Palace station is 12 mins walk, where you can catch the London Overground service to the city (Shoreditch High Street is 32 mins). Crystal Palace is a few steps away and has wide selection of bars, restaurants and vintage shops, and a big Sainsbury's, all within easy walking distance. Crystal Palace park is 10 mins walk away with its huge sports complex and olympic-size pool. There’s free parking outside the house.
We're looking for a single, professional, man or woman. Absolutely no couples. No pets. Smokers are OK provided you smoke outside and not in the house.
