The room

Rent: £700 (£755 inc bills)
Couples: £790 (£880 inc bills)

We are part of a large community living in the Harringay warehouse district (a former industrial area where warehouses have been converted for people to live in). The room itself is an excellent size, the biggest in the flat and also has very high ceilings so there is plenty of room for storage and the possibility to build a mezzanine for more space if you wanted (someone local builds them very cheap :) ). Unfortunately the room itself does not have any windows, just one window into the lounge, which is very well lit. The flat is well furnished throughout with power showers, comfy sofas and a bar with bar stools. The flat currently contains 4 rooms and 2 showers/toilets, you would be sharing with one girl and two boys. More than that, you'll soon get to know the 20+ friendly neighbours with whom we share a sociable decking and regular nights out or nights in. We'd like someone sociable who's going to be around regularly and is keen to hang out in the evenings and weekends. If you're just moving to London it's a great way to meet new people. There are always people around to watch tv or play some games with, and we regularly have big meals together or BBQs.

BIKE STORAGE
Secure bike storage is provided outside as well as some car parking (none of us have cars so i'm not 100% sure how getting a permit to park works).

DECKING/GARDENING
The flat has a lovely decked garden at the front, with pots. Some people choose to try and grow their own lettuce and vegetables (this normally starts with enthusiasm and dies with neglect). Some of us just prefer to swing on the hammock.

CURRENT HOUSEMATES
The current housemates are:

Rob - 27 - English, Freelance Web Developer (often works from home)
Tyler - 23 - Welsh, works at the BBC in film and tv
Laura - 31 - PA, also sings and freelances as a radio presenter

PETS
The only pets we have are a fish and a frog. Although 3 neighbourhood cats regularly come and visit for a nap and a cuddle.

PUBLIC TRANSPORT
We are roughly 10 minutes walk from 5 different stations:

Manor House underground station.
Seven Sisters underground station.
Stamford Hill overground station.
Harringay Green Lanes overground.
Harringay Overground overground.

Finsbury Park station is a 5 min bus/15-20 min walk.

3 buses stop outside and run throughout the night, just don't fall asleep.

PARKS
We are also 10 minutes walk from Clissold Park and Finsbury Park as well as the two large reservoirs for all your outdoor needs.

ROOM FURNISHED/UNFURNISHED
The room comes unfurnished. You can probably tell from the photos that the girl living there at the moment has a very minimalist setup. But you can do whatever you want with the place, not just putting nails in the walls, you can paint a mural if you like, no rules, no strict landlord :)

The current housemate is selling what she does have, I don't have specific prices for each item but she said she'd like to get £200 for: mattress and bedding (mattress cover, pillows, duvet and sheets), big shelving unit with boxes, clothes rack and other small storage boxes etc (basically IKEA stuff).

You don't have to take it but the option to buy her existing stuff is there if you'd like it :)

BILLS
Bills: Roughly £55 a month on top of rent. We only pay Electric, Internet, Council Tax and house Netflix.

For couples bills are split 5 ways instead of 4, so singles pay about £755 total, couples £880 all bills included.

DEPOSIT AND RENT
Deposit is £650, we would need this to secure the room and you get it back when you move out.

Rent is payable on the 1st of every month. Because the move is before the 1st, we'd need a second payment just for the 4 remaining days of that month and then the full amount on the 1st.

Aug 27th = £750 (£650 deposit and £100 4 day rent)
Sept 1st = £755 (Normal Rent)
Oct 1st = £755 (Normal Rent)
