Double room in Hoxton West

Hi!

I’m looking to rent out the second room of my two-bed flat. I own the flat and I live in the other room. I’m a young professional, working in the tech industry. I'm very tidy and friendly and like to keep active.

Ideal Flatmate:
A young professional who is similarly up for a chat, but likes to do their own thing too. Who generally doesn’t work from home; a couple of days here and there would be fine. Would be great if they actively tried to limit their environmental impact.

The Flat:
A clean and modern 4th floor flat (building has a lift), with lots of windows. The open-plan living/kitchen area is large and east-facing with large sliding windows onto the balcony. The kitchen is well-equipped with a dishwasher and there is a washer/dryer in the utility cupboard. Modern bathroom with bath/shower and an electric towel rail. The whole flat has underfloor heating, and is very energy efficient.
There is no parking around the flat, so I can’t accept anyone who has a car.

The flat is in an amazing location and on a very quiet street in a low-traffic neighbourhood. The building is right next to a park, and Regents canal is just the other side of that. It’s only a 10 minute walk to Old Street Station, and 15 minutes to both Angel and Shoreditch. You can walk into the centre in about 30-45mins or grab a TfL bike from just outside the front door.

The room and bills:
- Room is semi- furnished, including a bed, built-in wardrobe and shelves
- There is room for a desk and chair if needed
- Rent is £1,350pcm (including bills)
- This includes a cleaner who comes every two weeks
- No deposit, but rent paid in advance each month
