Cozy Gated Hoxton flat

Hello everyone! I’m looking for a roommate to join me in my flat in Hoxton. It’s a really nice, spacious, two bedroom basement flat in a gated off courtyard. It has two bathrooms and a shared living space and kitchen with a tv and a cute little gas fireplace. There is a dishwasher in the kitchen as well as a washing machine in a separate little room. The apartment also has AC for the summer. The place gets a good amount of light during the day. The room has a windowed door that leads up to a little ground level balcony, which gives the room pleanty of light. The room is furnished, with two bedside tables, a bed and mattress, and a large wardrobe. The flat is in a great location, it’s a five minute walk from old street and a ten minute walk to old street tube station. However it’s on a very residential and quiet street which is quite safe. There are plenty of nice shops in the area and a tesco just down the street.

Bills are included in the rent. If you are not a student then you will have to pay council tax which is 117 per month. I’m looking for a long term tenant. The security deposit ia 1225 pounds (equivalent to one month’s rent).

Im an international student from the US who moved to London a year and a half ago to study photojournalism at UAL! I like my flat to be clean and generally pretty quiet but I’m quite a relaxed person so I’m not too fussed about most other things. I love making art and exploring London in my free time.

I ask potential roomates to pay a 200 pound holding deposit if they wish to move in (before any of the referencing or contract signing) which is non refundable if you choose to not move in, if you do move in then it will be deducted from your first month of rent. This is a precaution I take in order to remedy any time waisted as well as to cover agency fees for drafting a new contract.
