Hello, l'm moving out this lovely apartment due to relocation to Paris in July 2024. I've been living here since last year of uni and hope can find someone nice and tidy to take over the contract.

1️⃣Location: The building is located 5 mins walk from the limehouse station and 1 min from bus stop 135/115/15/D3. 20 mins to Liverpool street and 20 mins walk to Canary Wharf through beautiful Thames Pathway. I work in both London Bridge and Canary Wharf office so can guarantee that it only takes 20 mins to get in the office if no delays. If you work in one of the many office buildings in canary wharf and Bank, the location is extremely strategic.

Pure gym, better gym, Tesco, Lidl, restaurant in walking distance.

2️⃣Fully furnished - except for necessary amenities like washing machine, microwave, dishwasher TV etc., I won’t be able to take all stuff with me to Paris so there will be new rice cooker, juicier, steam ironer, vacuum, Ikea desk, new glasswares, cooker and even herman miller chair if I didn’t manage to dispose it, etc.
3️⃣bedroom 1 is 14sq with its en-suite bathroom and a balcony with a church view. Bedroom 2 is relatively small, 9 sq, but with two wardrobes, bookshelf and a Murphy bed that can be a desk. If you have a need of wfh, I have a 1.5. m*1.3m IKEA desk in living room.

Landlord prefers to rent as whole property, but I’m happy to help you find a roommate, suggested split will be 1250/1050 or you can negotiate with your roommate. (I have reach out to landlord to check if he’s gonna rise the rental price this year but it’s most probably less than 2400)

4️⃣utilization: electricity, heat, water and WiFi all set up, 2024-2025 council tax band D, 140 pm. if 2 tenants it would be 100-140 ppm in total, depends on consume.

WiFi is 27, electricity is 53 direct debit but will refund based on actual use. Water is billed quarterly, approximately 10-15 per month. No gas in the apartment

5️⃣monthly payments available for professionals

6️⃣only day time concierge, parcel can be delivered by door or reception. No dryer, at the moment but landlord is happy to invest for long term lease.
