A cosy and detached studio flat in the back garden of a detached house (with own separate exit/front door) of the landlady's property where we hardly see one another. The en suite studio flat has an extra room/storage facility behind the flat to store away bulky stuffs like suit...etc with no extra cost, but at Landlord's discretion. Also shares garden with the landlord..

Viewing pictures to the flat, would speak for the condition of the place and sure will really entice you.

Ideally for professionals and students, (especially foreign) Pls No DSS/Benefit, NO PETS!! strictly for non - smokers and would appreciate very neat, clean and easy going people.

There's Wi-Fi (broadband/internet) with washing machine. All inclusive bills, except council tax. (which is free for full time students) The place is now available.

Sainsbury's is close by, towards Winchmore Hill and towards Woodgreen (buses 329 & 121),is the Morrisons opposite Palmers Green train station, on the high Road where Waitrose and Iceland are also situated.

There's also Asda close to Southgate underground station, where you can take 2 local buses serving the area; W6 close to the flat going Edmonton shopping Mall & W9 to Hedge/ green lanes (walking distance)
Other linking Buses are 34 and 102 on A406 going from IKEA to Barnet.

There are lots of Restaurants like Chinese, Italian, Turkish with Indian and fast food shops like Pizza, MacDonald's, KFC, Subway etc . Lots of short walk journey to corner shops as well.
Having lots of banks around to make life easier.

I'm a friendly but down to earth landlady, that lives in the main house with my 3 children, two of whom are in their various Universities, but come home for term/semester breaks. A very kind and busy person, but always back home to rest and have fun.

Where there would be tenancy agreement/contract for a year, it would be with a 6 month breaking-clause. However, a short term lets of under 6 months is considered, but with a higher deposit.
