Single room near Wimb Village/Common S/fields Tube

Hi, I have a single room (approx. 2.5m x 2.6m), for one person, in a friendly flatshare in a great location. It is available now as one of the tenants has to move for his job.
The split -level flat is 2-3 minutes walk to bus stops (e. g. 93 for Putney and Wimbledon Village and Town), 5 minutes walk to Wimbledon Common for walking, running, cycling, and some nice pubs. Southfields Tube (District Line) is about 8-10 minutes walk. The All England Tennis Club ('Wimbledon') is only about 8-10 minutes away, as is Wimbledon Park.
The Council Tax, Water Rates and TV Licence are INCLUDED, and the flatmates share the cost of gas, electricity, and internet.
The flat is centrally heated and double glazed and has shared bathroom/toilet plus a separate toilet. To keep rents down the lounge is used as a bedroom so the communal room is the kitchen.
The flatmates are all long term tenants of mine and are hard working but easy to get on with; one British, one Irish, and one Aussie.
