PROPERTY DESCRIPTION

The property is located on a quiet street and has multiple parks within 5 mins walking and even a
city farm (with goats, sheep, etc). The property is a stunning terrace house with three stories with
three bedrooms, three bathrooms, an outdoor private courtyard (with fireplace and Large BBQ).
There is a communal garden outside our back gate and a private car park which is currently unused.
Recently renovated and has all the finer finishing you’d expect of a modern contemporary home.
Dual ovens, full size fridge and separate full size freezer, dishwasher, washer/dryer, wine fridge, and every other appliance you are likely to need in a large open kitchen with ample space for us to all be in there at once.
The ground floor is a large open plan area with 10 seater dinner table at one end, great for hosting dinner parties; kitchen in the middle and a large comfy couch in
the lounge room with 77” OLED TV and Sonos surround system. Triple glass doors spill out into a beautiful courtyard with fireplace and bbq.
The first floor has two large and spacious bedrooms, one en-suited and with a double bed, and the other a larger in space, including a king size bed, with use of the main bathroom (accessible also to guests).
The bathroom is spacious and has storage for your personal items. Both rooms have plenty of storage space for your personal items – we have all the linen including towels, etc you can use or feel free to bring your own.
On the second (top) floor is the main room with ensuite, where we stay.

WHAT'S INCLUDED IN THE RENT

To make things easy we have proposed all-inclusive rent at £1700.
This includes:
- All bills
- Internet, superfast and unlimited download
- TV Licence and Streaming, including Netflix, Apple TV, Prime Video, Disney+, Now, Paramount+

ABOUT US

Dion (Australian) and Bes (Italian), who recently purchased the place and have been living in London for over 8+ years. We are easy going, very social and like a drink/club/party. We both have jobs which mean Monday-to-Friday we are focused on work and are quiet but come weekends we let loose. Ideally, our new flatmate would be of similar nature to us. You're welcome to have friends over
as we often do – but of course will respect each other’s peace. Who can’t say no to a party on the weekend?
We are both flexible with our work, working both in the office and from home. There is plenty of space for all of us to be working home should your work allow.
We keep the place very tidy, and have a cleaner come weekly – who cleans all shared spaces and toilets. We will expect you to keep the shared space clean at all times, as well as your bedroom.
We have an awesome French Bulldog named Luna, she has just turned two and loves people. She is house trained, and loves to sleep, play, eat and go for walks. We don’t expect you to take care of her, just be ok with dogs.
Smoking permitted, but not indoors.

You’re free to decide which room you prefer to stay in.

LOCATION AND PUBLIC TRANSPORT

The place is conveniently located between multiple options, connecting you quickly with broader
London. You’re already in London City, 10 mins from Shoreditch/Spitalfields, 15-20 mins to
Canary Warf, Soho, Hoxton, and many other great locations.
There are multiple supermarkets within 5 mins, including a full-size Sainsbury's within 10 mins
walking. Of course, there is Westfields at Stratford, which is 15 mins away by train with everything
you could possibly want.
- Whitechapel Station – 10 mins walk – Elizabeth Line, Over Ground, District and
Hammersmith & City
- Stepney Green Station – 5 mins walk – Central, District and Hammersmith & City
- Shadwell (DLR Station & Tube Station) – 15 mins walk – DLR Stops and Overground
- London City Airport – 25 mins – for those that travel regularly
