- Two-bed flat over two levels (first floor and attic), with a nice big living room & comfy sofa, separate kitchen and one bathroom.
- Bedrooms are on different floors, so plenty of privacy - I'm in the attic bedroom.
- 10-15 mins to both Seven Sisters & Tottenham Hale, 3 minutes walk to Bruce Grove Overground
- <5 mins walk to Asda and Aldi, 15 mins to big Tesco
- You'll be moving in with me (Ruairi, he/they, 29) and my very perfect cat Mab. She looks furious all the time but she loves attention and will want to cuddle, play and cover you with cat hair. Unfortunately we can’t have other pets in the household.
- Access: Two steps to front door, then staircase to flat; second staircase up to attic level but probably not that relevant as it’s just my room up there. No steps between your bedroom, kitchen, living room or bathroom. No intercom. The shower is a shower over bath so you have to step up and over the side of the bath to get in.

About me: Ruairi, he & they, 29. I work at a charity four days per week, usually from home. I like home to be a peaceful, relaxed space; happy to hang out with a flatmate but a lot of the time I like to do my own thing. Interests/hobbies: roller derby, guitar, knitting, horror movies, weird poetry, folk music, running recently but we'll see how long that lasts. I’ve lived here for two years & love it a lot.

Looking for: Someone chill, responsible, tidy, 25+, who likes their own space and wants to co-create a nice vibe in the communal areas (your art, books, plants, collections etc are all super welcome, is what I’m trying to say). Other trans people particularly welcome.

Landlord, tenancy & benefits details: 2 year contract w 1 year break clause (benefit of this is that rent is fixed for 2 years). Live-out private landlord, she’s been responsive to issues and doesn’t use a letting agent. She’ll do a reference check (ID, proof of income, previous landlord), and doesn’t accept UC.
