Bright double room with its own bathroom on a lovely quiet road with riverside views and great neighbours (and the best housemate you could ask for!).
The room is bedroom number 2 on the floorplan, so you get a full-sized bathroom with a really nice shower. The room also has spacious in-built wardrobes along the whole wall.

My flatmate is leaving soon, and I am looking to replace him with someone happy with a contract until March 4th, 2025. Your name will be added to the contract when you take over—no fees are associated.

The flat is on the 3rd floor, which is perfect for using the amazing balcony—you get the quietness, amazing views, and safety of the 3rd floor without the wind and other hassles of higher floors. We used the balcony often, especially in the summer for meals and also in the late evening in winter with a hot drink and a peaceful view of the river.

The living room and kitchen are shared, with plenty of storage. I have equipped the kitchen with everything you may ever need and am happy to share :)

The room comes unfurnished, but my previous flatmate is open to selling the bed and desk. The rest of the house I have furnished it with a lot of nice to have :)

Bills are not included - they are all smart meter, and our usage + council tax + a 500mb fast internet has been around £380-400 joint (so £200 each; this is expected to fall a bit, but take it as a rough figure)

In terms of practicality:
It's a short walk (5 minutes) to Tottenham Hale Station (Victoria line and railway)
Less than 15 minutes to King's Cross Station.
The railway takes you to Stanstead Airport in 30 minutes for this last-minute decision to escape. Liverpool Street and Stratford are also 20 minutes away on the railway for all your London needs. Or a direct train to Cambridge for amazing countryside views and great walks, etc... etc...

It is a short cycle to Blackhorse Road, which has amazing bakeries and cafes, and Walthmstraw Central, which has amazing restaurants and shopping experiences.
The building has its own secure bike storage if you cycle as well.

There is an Asda, Tesco, and a 24-hour gym just 2-3 minutes away, and a larger retail park opposite the station (about 8 minutes away).

About myself (your future housemate)
I am a research scientist in tech, although, at home, I do prefer to talk about everything but :) I like to socialize with my housemate but I equally appreciate personal space. I cook on weekends and host friends every now and then, but always respectful of the shared space, and you would always be welcome to join if you want (my friends are cooler than I am :P). In general, I am looking for a flatmate who is also easygoing, clean, takes care of the shared space, and likes to keep the super wild parties outside.
