Great sized double room in bright, airy, ground floor ex local authority maisonette. New fixtures / fittings, large communal kitchen / social space and a decked/patio garden. No shared fridges here. Each Lodger has their own fridge with mini freezer box and separate overhead food storage cupboards.

We are looking for a sociable, friendly, tidy and considerate professional who wants to live in a place they can call home and be part of our really nice team.

About us:
The current household is made up of three, myself, a self employed skater/ skate dance instructor/choreographer and two other professionals who work in the Westminster / Trafalgar Sq Area

Rent and bills:
£730.00 rent per month working out as a weekly equivalent of £168.50 per week. Bills inclusive except for gas and electricity working out on average at £20.00 per month in total. In warmer months this amount can decrease and if nice weather we have been known to have a bill paying holiday ; )

Location:
Nearest Tubes and train: Stockwell on Victoria and Northern lines (12 mins walk), Vauxhall on Victoria line (20 mins walk) with these you are in the town and the city direct in no time. Wandsworth Rd and Battersea Train stations are also a 10 minute walk away which is great for those travelling into canary wharf / City area, Shoredich, victoria or out through clapham junction and beyond.

Frequent 24 hr buses take you into central London dropping you into Waterloo and Trafalgar Square / Aldwych direct in 20 mins. This is one of the best things about living here. it is super central!!!!

More about the home:

With a wealth of experience living with others we understand the importance of house rules and considerate living i. e. washing as you go in the kitchen and not leaving dishes in the sink, keeping the place clean and tidying as you go and no shoes etc. Nothing innocuous but we do want them to be adhered to. Living cleanly and tidying as you go means we get to talk about fun things over a glass of wine in a tidy home as opposed to 'can you please wash your pans so I can use them' environment. Does this sound like your kind of home?

As mentioned above we share the cost of gas and electricity and we have a receipts system for toilet rolls / cleaning products etc so these expenses are shared between us.

THE KITCHEN / COMMUNAL DINER:
Each tenant has their own fridge with small freezer compartment and their own kitchen cupboard for food stuffs which means loads of food storage for what is a shared house.

Many other kitchen essentials including pots, pans, cups, plates etc

BATHROOM FACILITIES:
We have a really clean, well equipped bathroom with lovely drench head shower
Mirrored cupboard for storage of toiletries, shampoos etc and with an additional downstairs toilet there is no queuing here : )

GARDEN:
Sunny SW Facing Patio Garden with comfy decked seating area and some space for those who may want to leave their bike in back. Possibility also of hiring your own lockable bike shed if any availiable for a small monthly fee ( I think approx £6.00 per month ish)

Additional Location and transportation information:
As mentioned above this is a very central location with excellent transport links so in addition to the main ones already mentioned we have Clapham Junction a quick 10 minute bus ride away and direct buses to Elephant and Castle, Liverpool St and knightsbridge areas.

Local Ammenties include Larkhall Park with tennis courts at the top of the road and the Beautiful Battersea Park a 10 minute walk away. In addition we have river walks close by taking you alongside the thames and the ongoing Battersea, Nive Elms Developments means new things are popping up all the time.

Shops include a local Tesco Express, a large new Waitrose about 15 min walk away and Waitrose and Sainsburys locals are also availiable in Vauxhall. If you want to hang out there are a variety of really great local pubs, a local brewery selling their own brewed ales, the battersea barge pub and various other cafes, restaurants and local shops. For bigger shops there is also a Huge Asda in Clapham Junction and all the local shopping there. Westfield in shepherds bush is a brief train ride away from Clapham Junction.

Additional easy access to the social areas of Vauxhall, Clapham, Battersea and Brixton by bus mean there is so much close by and if happy to walk everywhere then 25 minutes is all you need to get to any of these destinations.

New Pure Gym 5 mins walk (£22.99 per month) Battersea Power Station and Nine Elms development at bottom of the road. 'This Space Theatre', New Covent Garden Market and the New American Embassy Developments just down the road.
