Fancy a calm escape from your busy days in London? Furnished double room available in clean, secure 4 bedroom house on a friendly cul-de-sac in Walthamstow, £800pm for one person. All bills including digital TV, fibreoptic broadband, utilities, council tax and major gardening are covered, and there is front garden parking if you have a car. The newly converted 5m x 4m spacious loft room has built-in quadruple wardrobe, dressing table, desk, painted oak bed, windowseat, exposed brick chimneybreast and eaves storage, and a brand new shower-room next door.

You would be sharing the house with Simon – a graduate plumber who's a trainee paramedic (and enjoys cycling), and Megan&Dan - a counsellor and project manager (who enjoy food and gentle guitar). I'm a doctor living in Derbyshire, and I'm rarely down now the conversion's done, unless doing a course or maintenance.

If you like BBQs or lazing with the flowers in the sunshine, the house has a beautiful 120ft garden, there's a conservatory (good for wet days and washing), two bathrooms, one with rainfall shower, and a good music system in the living room to relax in. If you cycle - there's a bike shed. There's also a dishwasher, two fridges and an Italian coffee machine for the morning perk. Country pubs of Walthamstow village are a stumble away in the evenings, and there is a new swimming pool and park with gallery cafe around the corner, as well as woodland and canal trails out to the countryside. Victoria Line is a mile away - it's a walk (20mins); bus (10min) or bike route (5mins), and the tube is 24h on Friday and Saturday nights.

There's also a single bedroom: handy for having mates over, and is only occupied by me on visits back, so doubles as a study/drying room/spare room for housemates the rest of the time. The loft is available as I've just completed a conversion, so all is brand new.

The paperwork: you'd need to provide 1 month's deposit with a month's rent in advance, to sign a contract, and to provide a reference from your previous landlord and employer.
