Overview:

- Double, west facing bedroom located in a modern, second floor apartment, set in and amongst the Grade I and II listed buildings and landscaped gardens of the award winning Royal Arsenal Riverside Development.

Current Household:

- My name is Jacob and I am looking for a like minded, easy going individual to share my two bedroom apartment, as my current flatmate is now vacating to live closer to her workplace. Originally from Yorkshire, I currently work in the City of London area on the techology side of the finance industry.

- My requirements as a live in landlord are fairly basic, or at least I like to think so. Essentially, I'm looking for a working "professional" around the same age, who I can share a beer or two with, who will look after what is provided and is willing to help keep the shared and their own living space and bathroom tidy. I don't demand a rigorous cleaning schedule, but I do certainly like to keep things relatively neat.

- Unfortunately, I'm not looking for couples, smokers or anyone with pets. If you're a big time party animal, this is also probably not the place for you; I prefer to lead a bit of a quieter life at home and be able to freely enjoy my own living space. That isn't to say you can't have people round every now and again - I'm not that boring!

- The room is available from the weekend of the 1st of September, so would be looking for a move in as close to this date as possible.

- If you're happy with all of that so far, I'll move onto the finer details. If you have any questions or I've missed anything, please do let me know as I may very well have forgotten something important. Happy room hunting!

The Room:

- Good sized double room, equipped with a double divan bed with under bed storage space and extremely comfortable Silentnight memory foam topped mattress. Other storage space includes a double wardrobe, two bedside tables and glass multilevel table. A large, horizontal wall mirror is also provided.

- The picture I've included here is a bit outdated now, as the view has changed for the better since the renovations on the Laboratory building were finished about a year ago, so no more scaffolding to look out onto. The rest of the room is as it appears, though the TV has been moved out as it gets in the way a bit.

Shared Areas:

- Shared kitchen, balcony, living room area with the master bathroom serving as your own private bathroom, complete with shower, toilet, heated towel rail, bathroom cabinet and hand basin. The mains water to the household has recently been converted to a softened supply, which is not only better for your hair and skin, but makes everything easier to keep clean.

- The lounge are consists of a large, three seater sofa opposite a 47 inch wall mounted Smart TV with Freesat and Freeview available, with the ability to schedule and record programmes for later viewing, should you watch a lot of TV and not be able to keep up! There is also an iPod dock linked to speakers in the ceiling, so you can stream your music wirelessly from wherever you are in the flat.

- The kitchen area has granite work surfaces, mixer tab and basin, complete with the usual appliances of hob and oven, large fridge freezer (you will have a freezer drawer to yourself), dish washer, microwave, kettle and toaster. Plenty of cupboard space is available for all your food items.

- The balcony has a table and chairs so you can sit out when the weather at least starts to hint at summertime, looking out onto the pedestrianised street below and Laboratory building directly opposite. Being west facing, this catches the evening sun very well and well into the late evening in summer.

What's Provided / Included:

- All the usual household appliances are available - washing machine, iron, vacuum cleaner etc.

- All pots, pans and utensils are for the kitchen are provided too, with a kettle, toaster and a microwave. There's plenty of space to add to all this though, should you want to bring along your favourite pestle and mortar or something.

- Wireless broadband and all household bills are included to keep things simple for you.

On Site Amenities:

- Tesco Express, with an M&S and Sainsbury's Local located a two minute walk away.

- Cornerstone Cafe, an independent licensed cafe serving great coffee, many loose leaf teas, in house made cakes, hot lunches, breakfast and deli food.

- The Taproom, Dial Arch, Guardhouse pubs, all of which do high quality food, selling an extensive selection of local cask ales and wine. The Royal Arsenal is also the site of the Hop Stuff brewery, the products of which the Taproom stocks on a permanent basis.

- Con Gusto, a small, Italian restaurant, housed in the grade II, former Guardhouse on the river front.

- Beefeater steak restaurant, attached to the newly opened Royal Arsenal Hotel.

- Local farmers market on the second and last Saturday of every month. Traders range from bakers, greengrocers, cheesemongers, florists, fresh fruit and many more.

- 24 hour concierge and residents only gym facilities two minutes walk away from the building. Gym membership costs £25 per month.

- Royal Arsenal Dentist private dental practice.

- Royal Arsenal Osteopath, specialising in medical acupuncture, sports massage and one to one task and content specific exercise rehabilitation programs.

- Royal Arsenal Medical Centre serves as the local NHS GP and on site pharmacy, five minutes walk away.

- Wellington Park and the recently opened Waterfront Park areas offer open, green recreational space.

Local Amenities:

- Larger, 24 hour Tesco Extra and Sainsburys supermarkets located in Woolwich town centre, around a five minute walk away. Lidl supermarket also located around a five minute walk away.

- Daily street markets in the town square, selling fresh fruit & veg, flowers and fast food.

- Well known food/drink establishments include a Nandos, McDonalds, Subway, Starbucks, KFC, Costa Coffee and a Wimpy (which is a bit of a novelty). There's also a Boots, TK Maxx, WHSmith, Post Office and plenty of other high street chains.

- Bank wise, there is a branch of Barclays two minutes walk away on the development itself, with a Halifax, Natwest, HSBC and Lloyds in the town centre.

- Vast array of pubs to suit all tastes, including a Weatherspoons at the Great Harry and my personal favourite, the Woolwich Equitable, providing weekly live music on a Friday and Saturday night and a quiz night on Thursdays. The Guardhouse now also does a quiz, but I forget on which night (possibly a Friday).

Travel Options:

- Three minute walk to Woolwich Arsenal DLR

- Four minute walk to Woolwich Arsenal National Rail station

- Two minute walk from Thames Clipper boat service, docking right next to the development and providing direct river links to the O2, Greenwich, Canary Wharf, Tower Bridge, Blackfriars, the South Bank and beyond.

- 24 hour bus services

Travel Time to Common destinations:

- 6 minutes to London City Airport

- 13 minutes to Greenwich

- 20 minutes to Canary Wharf

- 25 minutes to London Bridge

- 27 minutes to Charing Cross & Cannon Street

- And even quicker when CrossRail is finialised on the development in December of this year - Canary Wharf in 8 minutes, Heathrow in 47 minutes!
