A lovely, spacious, comfortable, fully furnished and well-equipped double room in a very friendly, warm, comfortable, clean and tidy house. The house is in a lovely leafy and very quiet residential street in L17, less than five minutes walk to beautiful Sefton Park, and barely two miles from the city centre. The rent is £400 pcm fully inclusive of all bills and Council Tax.

This let is ideal for professional people (or mature post-grad students) who are friendly, responsible, clean and tidy, and easy to get along with, who are looking for a friendly, easy-going, calm, problem-free and respectful household where they can relax happily and peacefully when not at work. .

It's ideally suited to people needing an uncomplicated, problem-free let without a fixed term tie-in/ of flexible duration. Am happy to consider giving Monday-Friday or part-time lets as well.

The lovely room is fully furnished with double bed, desk, chest of drawers, large wardrobe, bookcase and masses of shelving etc. It's a peaceful room at the back of the house, and overooks gardens.

Housemates have their own separate newly refurbished bathroom, shared with only one other person (there are two bathrooms in the property). The very spacious communal kitchen/dining room is fully equipped with all utensils, washing machine, dishwasher, microwave, freezer, washing machine etc, and plenty of cupboard space. The cable wi-fi is fast and 100% reliable!

There are frequent buses to the City Centre from the end of street - only 15 minutes by bus into the city centre.
Supermarkets (an Asda Superstore and an Aldi), and smaller shops/cafes etc are all very close by (5-10 minutes walk away).

There is free on-street parking directly outside the house, and a lovely garden.

You would be sharing with two other people - the owner, a professional, cosmopolitan female (NHS professional) who regularly spends time away from home, and one other professional housemate. That makes three people in total sharing the house.

A vegetarian or demi-vegetarian is preferred - but this is not a deal breaker for the right person!
