If you require a short term let, then call me so we can negotiate - but the rent requested will reflect my normal rates.

I'm always asked what the actual moving in costs I will expect to receive are so I will try and explain.

Your moving in costs are:
£80 Reservation/ Administration Fee
+
£70 Which will cover the cost of the 1st weeks rent for a single occupant or £80 for a couple.

There is NO SECURITY DEPOSIT REQUIRED.
But a guarantor is MANDATORY.

If you cannot supply a suitable guarantor, you will be required to pay a £300 security deposit.

IMPORTANT NOTES (To Avoid Confusion)
* Note Couples are charged an additional £10 per week on top of our normal rental to meet additional overheads.
So a single person will pay £70 per week and a couple will pay £80 per week.

Step 1. - Arrange a viewing
Step 2. - Ask To Reserve
Step 3. - £80.00 Administration Fee, payable via PayPal.
(This will trigger the reservation of the room and forms part of a simple security check we now have to carry out under UK Government Legislation).

YOU MUST UNDERGO THIS SECURITY CHECK AS PART OF OUR APPLICATION PROCESS - sorry no exceptions!

Step 4.
Then the day you sign and move in you will be required to pay your first weeks rent of £70 by cash, BACS or PayPal.

If two adults take this room there will be an additional £10pw rent to pay for the room each week.

Please note that the exterior of the property requires some maintenance as the gardens require overhaul. That is planned to be done (probably in April).

This type of property is sold on its room sizes, as they are quite large, especially this double size.

Please note:
We DO NOT require a security deposit, but you will require a Guarantor.
The guarantor must be working full time or own their own property if retired. They must also not be subject to an IVA or have adverse credit history as they will not pass an insurance company check.

VISA and employment permits will be required for non EU citizens because of the new "Right to Rent" legislation.

Agency workers can offer their agency to act as guarantor, provided that the agency agree and are prepared to countersign the tenancy agreement.

Travel Information:
Other housemates tell us it is great for going to Liverpool city centre as both public transport and the Mersey tunnel are not to far away from the house.

Chester University Students Please Note: that the property is in Birkenhead CH Postcode, (Wirral), and is not near to Chester or in Flintshire, that use the CH postcode also.

However saying that, there is a direct train to Chester from Rock Ferry Station just down the road.

It is on the WIRRAL LINE, which has a direct route from Chester to Liverpool Lime Street, James Street, Moorfields, Liverpool Central all the way to New Brighton and West Kirby with all stations along the route including Rock Ferry, where the house is located.(May be subject to changes)

So just to save you looking it up.

Train to Chester: - takes approx 29 mins and runs every 30 mins or so during peak times in the week and weekends.

Train to Liverpool (Lime Street 14 mins Liverpool Central) - takes about 14 mins.
and runs about every 8 minutes in the week or 16 mins at weekend.

Bus Routes:
Bus stop is just around the corner and is on route 41, 41A and 42.(New Chester Road)
