Cost pcm: £690 (for one person) / £801 (for a couple) - paid weekly or monthly

Minimum stay: 3 months

Location: Fortune Avenue, Burnt Oak. Zone 4. Takes 30mins via Northern line train to get to Kings Cross.

Bills: All bills are included - gas, electricity and unlimited internet. Internet is from Sky and speeds are excellent (around 40M download).

Room: Very tidy, comfortable, modern, roomy and warm. Fully furnished with double bed, drawers, desk, chair, 2x wardrobes, storage space, own ensuite (bathroom including toilet, shower and sink), heating (in room and bathroom) and we will give you an iron. There's two sets of power outlets and phone outlets. The room/apartment is warm so we have never used the heaters. The room has a big window.

Apartment: Room is located on 1st floor of a big apartment block, accessible via stairs or lift. Room/apartment windows are double-glazed and there’s, secure entry, parking and disabled access. The kitchen is modern, includes some crockery, pots/pans, a microwave, toaster, oven and gas cooktop. There's also a washing machine and fridge/freezer. No living room. Each person has their own space to store food. Tenants get a keyfob and/or keys and visitors only gain access once they have rung the flat intercom via the keypad.

Area: 10-15 mins walk from Burnt Oak tube station or 1 min walk to bus. Close to shops, approx 5 min walk away from a Chinese takeaway and Iceland, Tesco and Lidl stores are about 15-20m walk away.

Existing tenants: Currently two other friendly and considerate people.

The following is the process that will occur if you're interested to see the room and want to secure the room (this process won't change and isn't negotiable). Remember, we are contractually obliged to pay rent until August 21st.

1. You contact us to express your interest to view the property. Phone/text/email OK. Genuine viewings only please.

2. You come to see the room. If you like the room and want it, there are three options:

Option A: You decide to move in on August 8th or 9th.
On the day you come to view the room, we require a holding deposit of £370 to hold the room for you until August 8th/9th. When you move in on August 8th, this FULL deposit amount is refunded to you and you can use it to put towards your one month’s deposit (bond) and pay one month’s rent in advance when you meet the property manager and sign a contract with her. You receive the keys from us before we move out.

Option B: You decide to move in on August 15th/16th.
On the day you come to view the room, we require a holding deposit of £370 to hold the room for you until August 15th/16th. Note, when you move in on August 15th/16th, HALF of this deposit is refunded to you on that day and you can use it to put towards your one month’s deposit (bond) and pay one month’s rent in advance when you meet the property manager and sign a contract. You receive the keys from us (time/place TBC, e. g. meeting point in central London).

Option C: You decide to move in on August 22nd/23rd (or by September 1st).
On the day you come to view the room, we require a holding deposit of £370 to hold the room for you. Note, when you move in on August 22nd/23rd or after, NONE of this deposit is refunded to you on that day. You meet the property manager, sign a contract, pay one month’s deposit (bond) and one month’s rent in advance. You receive the keys from the property manager.

When someone has paid a deposit we will provide them a full receipt then will update the ad to advise the room is taken. First come, first served!
