2 spacious rooms in our 1st floor four bed flat

Hello future flatmates!

We have two rooms becoming free in our beautiful flat in New Town / Stockbridge area, as two of our flatmates are graduating and moving out. We're ideally looking for some students for council tax reasons!

About the flat and the area: the flat is in a great location, ten minutes walk from Princes Street and a 25 minute walk to Edinburgh University main campus. Bus 23, 27 and 9 stop at our front door and directly go to Kings Builidings, Edinburgh College of Art and Edinburgh Uni main campus area. There is a big Tesco and Lidl a five minute walk away, and some corner shops next door. Stockbridge is a beautiful area, and we love going to the Sunday markets or for coffees as a flat in weekends!

The flat has two spacious bathrooms, both with showers and one with a bath. The kitchen is spacious, and has recently had all its appliances replaced. (we also have a nespresso machine and airfyer which we are happy to share :) ) We love spending time in our living room, which has sofas and a dining table, where we spend our days working, hosting dinners and chilling in front of our projector. Our garden is absolutely great in the summer months and is well kept, with a barbecue!

Bills: bills come to around 40£ pcm, including gas, electric and wifi.

The rooms:

Room 1 (725 ppm) This large room is furnished with a double bed, wardrobe, dresser, desk, deckchair and has a built in cupboard.

Room 2 (775) This room is also furnished with all of the above, and has an extra dresser. It is a lot more spacious than all the other rooms by far, hence this is reflected in the price.

About us: we are both going into our fifth years at Edinburgh Uni, studying Civil Engineering and Fine Art. Sophia is from Manchester and Savannah is from the Netherlands. We're both very outgoing and love a night out spent with friends, but also very hard working and enjoy our alone time and are respectful of each other's quiet times. We both in bars in the weekends, so the flat is a bit quieter in the weekends. We're both very creative, and love cooking together, art and film and the occasional trip to the great outdoors.

Looking for: We're looking for two students to take up the free rooms, for council tax reasons. As we're both in our fifth years, we'd ideally have a master, final year, or mature student move in, but we are flexible! We're happy to have either British or international students move in, just mind that if you don't have a UK guarantor the security deposit is doubled. The lease start date would be 3rd of July, but if needed we could arrange for it to start a month earlier (this is if both new tenants want to start the lease on the 3rd of June)
