1 room in spacious, relaxed and friendly flatshare

My flatmate and I are looking for a sweet, tidy professional in their late twenties/early thirties to replace our other flatemate who is moving out next month.
It is a fully-furnished double room east-facing in a 3-person flat just south of Newington, Edinburgh. As one of us is vegan and the other vegetarian, it'd be a bonus if you are at more plant-based too.

Little about us:
Leon (me) from East Midlands, England. Having spent the previous two years studying/working in Bristol, I moved up here in March 2023 to work in Public Health research at UoE preventing harm from addictions (smoking/gambling/vaping). However, I recently applied to a PhD in Alternative Proteins/sustainable food systems at University of Leeds. In my spare time, I like to go climbing a few times a week (rope and bouldering), do trail running, gym, tennis/volleyball, cooking, practicing languages, playing music, comedy/music gigs and reading.

Sabine is from Germany and has lived in Edinburgh for 4+ years, works from home for a mental health charity. She is vegetarian, enjoys swimming and hiking, knitting/crocheting, meeting up with friends/trying new places. She also does cat-sitting as a side hustle.

The room + flat:
On Dalkeith Road on the 1st floor (not too many stairs). 3-bed flat with separate kitchen and large living room with tv/dining table, sofas and lots of plants. You can see Arthur's seat from the room. Fully furnished. Bath and shower. All the usual kitchen facilities. We store our bikes in the bottom of the staircase area. We are out quite often after work so we enjoy having down time and our own space in the flat but we have make sure to catch-up in the kitchen and regularly discuss any flat related issues. That said we're both very sociable and would love to have people over for meals/boardgame nights more often!

Our flatmate will be leaving on June 9th so we will need the new tennant to be able to pay from 10th June. Rent is £467 + (around £100 in bills) so really great value! Landlords are a very sweet couple living not too far away. They just replaced our fridge and are really responsive and helpful with any problems.

The area:
Free street parking right round the corner. Cameron toll shopping centre is a 5 minute walk away which houses Scotland's biggest Sainsburys and an Aldi. Lidl is not too far away either. Bus stop into city centre you can see from the living room, 1 min walk. Post office over the road too.
