Double furnished rooms

We are a young couple of 27 and 28 who both work full time. We have a 1 year old baby who sleeps through the night.
We have for rent a double room with en suite in a 3 story town house on the queens hills estate in Norwich. It is fully furnished and available from October when our current lodger in there moves out.
There is access to a separate living room with sky tv where you can relax in the evening and also a dining room which is rarely used.
There is parking available though this will be on the road or in a visitor space and internet included in the rent, you are to provide your own food but freezer, fridge and cupboard space is provided.
We also have a double non en suite room available from September when our current lodger moves out. It has access to the family bathroom which is only used to bath our son and occasional use during the day.

We are within easy reach of the A11, A47 and A140, we have a supermarket and gym very close, local take aways deliver to our area and there are some nice walks too.
There are busses which run regularly to the city centre also.

We are looking for someone to share our family home who is respectful of the need to be quiet at night while our son sleeps and who will treat our home as they would want theirs to be treated.
We are happy to accept couples but would charge a higher amount for rent to cover the extra usage of water, gas and electric.
