If you are a couple you will be required to book 2 rooms. This is a student shared house. NOT available for students with families. The licence for this house is for a maximum of 5 persons.

Minimum 50 weeks, Must vacate no later than 09/09/23. With this house you will not be able to extend the contract for a further period, due to new student intake on the 17th September 2023-24. Fantastic five double bedroom student house in the heart of Newland Ave, 15 minutes walk to the university.

The house was recently refurbished and has five bedrooms, 4 bathrooms with showers (Room 2 & Room 3 are en-suite). There is an unlimited and uninterrupted supply of hot water to all 4 bathrooms. The bedrooms are spacious (Room 5 with a sofa) with good quality furniture and fittings. All bedrooms have 3/4 size double beds. T. V point in each bedroom. Plenty of USB charging sockets throughout the house. The lounge/diner has modern leather sofa's and flat screen TV. The kitchen has plenty of storage space, 2 x fridges 1 x freezers, dishwasher, microwave, washing machine, tumble dryer, toaster, kettle.
The paved garden has a seating area and is ideal for BBQ's, an undercover area and very large storage shed provides secure storage for large items and bicycles.
There is a house alarm and interlinked smoke detector in each room.
The local landlord and maintenance man are on hand to sort any problems out immediately. This is a very warm, well insulated comfortable house.
The Gas & Electricity is on a fair usage clause.
Prices include all bills:
Holding fee of 1 weeks rent to secure room and contract, 50 or 51 week contracts available up until 9th September 2023.
Holding fee will be returned upon first rent payment.
Deposit/Bond of £150 will be registered with a government deposit scheme and returned at the end of your tenancy providing no damages

How to apply; To reserve/view the property please Message Landlord & request;
1, A viewing/application form. Forms can also be obtained from the website.
2, On the form you can request to use HousingHand or similar service providers for your guarantor, whom have negotiated preferential pricing.
3, HousingHand will accept all Students automatically providing they can provide a student course offer letter and have a co-signer to sign the contract (family member/friend) anywhere in the world.
4, Please do not apply or pay your guarantor until you have decided to take the room/house and have been instructed by the landlord or Paul Andrews
5, When accepted you will be invited to pay a Holding fee. When Holding Fee paid you will be emailed the contract to check and sign within 7 days. The Holding fee will be returned upon the first rental payment due before you arrive.
6, Will pay 50% of your guarantor fee if applicable.
7, Please allow 5 days from the start of your application to receiving the contract/keys to your house/room.
8, If you are an International student and have already arrived in the UK please allow at least 5 days to process your application and reserve short term accommodation locally. Rent payments either monthly or termly. There are no fees to pay. When you arrive you will be met at the station or at the house. You will be provided with a food gift basket upon arrival.
Your landlord only lives 5 minutes from the house. Your agent is Paul Andrews, (All About Homes) will request documents and create a contract for you. Guidance notes for renting are listed on the website.
